The surprising unknown road rule that is costing drivers

A woman has issued a warning to Aussie drivers after being threatened with a hefty fine for a common car decoration.

Janelle McEvoy, a young woman from Perth, took to TikTok to recall the moment she learned that she could be facing a fine for having an air freshener hanging from her car’s rear view mirror.

“I randomly got breath tested on the way to an event this morning and the police officer told me when I get home I need to remove this hanging from my car to avoid the $100 fine and the demerit point,” she said in her TikTok video, which has since had nearly 2 million views.

“Doesn’t everyone have one of these hanging from their car? Where is it supposed to go?”

Thousands of people flocked to the comments on the video to share their surprise over the obscure road rule, with one person writing, “The way my jaw dropped when you showed what it was cause I bought the exact same thing not too long ago.”

Another added, “That’s crazy, I have like four air fresheners and two crystal chains hanging from my car.”

The rule, which varies between states, can carry fines and possibly the loss of demerit points, if a police officer deems that the driver’s vision is obstructed from whatever is hanging from the mirror.

In NSW, drivers without a clear view of the road can be fined $410 fine and have three demerit points issued.

In other Aussie states, the fine for obstructed vision can range between $100 and $361.

World’s longest treasure hunt ends as Golden Owl finally unearthed in France

After more than three decades of mystery and intrigue, the world’s longest-running treasure hunt has come to a thrilling conclusion with the discovery of the elusive Golden Owl. Valued at approximately $240,000, the treasure had captivated the imaginations of thousands since it was first buried in France in the early 1990s.

The hunt began with the publication of the now-famous book, On the Trail of the Golden Owl, written by communications expert Régis Hauser under the pseudonym “Max Valentin” and illustrated by artist Michel Becker. The 1993 book challenged readers to solve a series of intricate riddles and clues, which, when deciphered, would reveal the owl’s secret location.

Despite years of painstaking attempts to crack the mystery, the Golden Owl remained hidden for decades, surviving even its creator. Hauser passed away in 2009, leaving the prize still buried. Michel Becker, who took over the management of the hunt, delivered the long-awaited news on October 3 via an online announcement that sparked a frenzy among treasure hunters: “A potential winning solution is currently being verified.”

Two hours later, he confirmed: “Don’t go digging! We confirm that the Golden Owl countermark was unearthed last night.”

The treasure hunt’s official website was also updated with the announcement, bringing an end to a search that has been both thrilling and, for some, overwhelming.

The obsession and madness behind the search

For over 30 years, the Golden Owl hunt transcended being just a hobby for many treasure hunters and became an all-consuming obsession. While some enjoyed it as a leisurely pursuit, others were driven to extreme lengths – financially, emotionally and mentally. The search for the owl has been linked to personal crises, including financial ruin and broken marriages. At least one individual reportedly ended up in an asylum due to their fixation on solving the hunt’s riddles.

The toll wasn’t limited to individuals. Searchers caused considerable disruption across France, digging unauthorised holes in public and private lands. In one eastern French village, the local mayor was forced to plead with hunters to stop digging around its chapel, while in other cases, searchers brought power tools to banks and even considered destroying structures in the hopes of unearthing the treasure.

The Golden Owl’s elusive clues

On the Trail of the Golden Owl contained a complex series of 11 riddles, each paired with a painting by Becker. The riddles, combined with maps, colours and hidden details, challenged readers to work out the owl’s hidden location.

Before his death, Hauser revealed three crucial elements to solving the puzzle:

The use of maps: Hunters needed to work with maps to narrow down the search area and use a specific map to pinpoint the final zone.

A “mega trick”: This was the key to using the sequence of riddles to locate the final area where the owl was hidden.

A final hidden riddle: Once in the final zone, hunters had to uncover one last riddle to lead them to the exact spot of the treasure.

Joyous celebration among treasure hunters

The treasure-hunting community was overjoyed when the news broke, with many expressing their disbelief and excitement. “Finally – liberated!” exclaimed one fan on the hunt’s Discord forum. Another added, “I didn’t think I’d live to see the day.”

As of now, the exact location of the owl’s discovery and the identity of the finder remain undisclosed. However, Becker hinted at the complexity involved in concluding this monumental hunt. “Tons of emotions to manage for all those who are responsible for managing the end of this episode and complex logistics to put in place,” he said in a statement on October 6.

For now, the Golden Owl, a treasure that has held a generation of sleuths in its grasp, has been unearthed. Yet, the fascination with its story will undoubtedly linger for years to come.

Images/Illustrations: Michel Becker

Breaking the silence on prostate cancer: man’s family legacy highlights importance of early detection

James Murray, 55, an architect from Melbourne, always knew he was living with a genetic "time bomb." A fifth-generation prostate cancer sufferer, his family’s battle with the disease spans over 170 years. From his great-great-grandfather, who chronicled his symptoms in 1847, to his uncles and father who also faced the disease, prostate cancer has been a grim constant in his family.

“My family has what's been called a ‘spectacular history’ with prostate cancer,” James reflects. “But that’s not the kind of thing you want to hear. My great-great-grandfather had it, though they couldn’t test for it back then. My grandfather died from it, my father got it, and both of his brothers had it as well. It’s been a constant in our family for generations.”

James' great-great-grandfather, Robert William Felton Lathrop Murray, a soldier and the founder of the Hobart Town Gazette, documented his battle with the disease long before modern medicine could provide a diagnosis. Since then, generation after generation of Murrays has grappled with the same fate.

For James, however, early detection was key. Diagnosed in February 2022, he underwent surgery just a few months later in May, removing what doctors described as an aggressive form of the disease. But his story, unlike his ancestors, had a different ending.

“In a way, we’ve been cursed by prostate cancer," explains James. "But it’s also been a blessing because it made us all hyper-aware of the importance of early detection. My dad was incredibly diligent, and that saved his life. He made sure I was on top of my PSA testing from my mid-40s, and that’s how we caught it early for me.”

Prostate-Specific Antigen (PSA) testing and early detection are now recognised as crucial, particularly for men with a family history of prostate cancer. Yet, dangerous myths surrounding prostate cancer testing continue to cost lives, warns Associate Professor Weranja Ranasinghe, Deputy Leader of the Urological Society of Australia and New Zealand’s (USANZ) GU-Oncology Special Advisory Group.

“Many men believe that they need to have urinary symptoms to be concerned about prostate cancer,” explains Ranasinghe. “The reality is that most prostate cancers develop without any symptoms at all. Urinary symptoms are not reliable – most of these symptoms are caused by non-cancerous enlargement of the prostate but advanced cancer can also give you urinary symptoms. So it is important to get checked.”

An even greater barrier, however, is the outdated belief that prostate cancer screening requires an invasive rectal exam. Ranasinghe stresses that this is no longer the case: “A simple PSA blood test, combined with advanced imaging like MRI, is now the standard approach. Many men are avoiding tests due to this outdated fear, but in the GP setting, a rectal exam is currently not required for detecting prostate cancer."

With over 26,000 Australian men expected to be diagnosed with prostate cancer this year, the Urological Society of Australia and New Zealand (USANZ) is raising awareness during Prostate Cancer Awareness Month about the importance of early testing and debunking these misconceptions.

Ranasinghe also points out that men with a strong family history should be particularly vigilant. “Men with female relatives who have had breast or ovarian cancer are also at an increased risk of prostate cancer due to the same genetic mutations. So we recommend that men with a strong family history get a PSA test at the age of 40, which is earlier than the recommended age.”

For James Murray, the decision to undergo surgery quickly after his diagnosis proved life-saving. “When my PSA levels started rising in February 2022, I wasn’t shocked," he recalls. "I had always known this day would come. It wasn’t something I feared, but more something I was prepared for. I told myself, ‘Okay, it’s here, let’s deal with it,’ and I just focused on getting through the surgery as quickly as possible.”

James feels fortunate compared to his uncles, whose diagnoses came much later in life, leading to more severe outcomes. His surgery went well, and he's had a quick recovery, returning to work and feeling grateful that they caught it early. That's why James is advocating for early PSA testing, particularly for men with a family history of prostate cancer. He plans to ensure his 19-year-old son is aware of the need for testing in the future.

"We often see men wait until a friend or relative is diagnosed before thinking about getting a prostate cancer PSA test done," says Ranasinghe. "This reactive approach is dangerous. Men need to be proactive and take ownership of their prostate health and talk to their GPs about this, just like they would with cholesterol or other routine health checks."

As prostate cancer awareness grows, James hopes his story will encourage others to get tested. It’s something no one wants to face, but the sooner you catch it, the better chance you have.

For more information on prostate cancer screening and to find a urologist, visit the Urological Society of Australia and New Zealand (USANZ) at www.usanz.org.au.

Images: Supplied

Olympian's life "a living nightmare" after simple self-check out mistake

A former Olympian has spoken about how her life was ruined after she accidentally failed to scan to items at a self-checkout machine in Walmart.

Canadian athlete Meaggan Pettipiece, 48, was arrested on March 28 in Indiana for theft, possession of marijuana and possession of a controlled substance.

The charges have since been dropped, but Pettipiece lost her prestigious job as the head coach of the Valparaiso University softball team as a result and says her career and reputation have been ruined.

The ordeal began when the self-checkout machine at Walmart reportedly failed to scan the asparagus and ham that Pettipiece intended to purchase.

Walmart security saw that she failed to scan the items — worth a total of $67 — prompting them to call the police despite her having paid $167 for her other groceries.

Pettipiece was arrested and when police searched her they found three disposable vapes in her purse, along with two unopened blister packs containing anti-nausea medication Zofran.

The former athlete said the vapes did not contain any nicotine or THC, and the anti-nausea pills belonged to an assistant coach who had asked her to keep them in her purse during a softball game, days before her arrest.

“We both forgot about them,” Pettipiece told the National Post.

The outlet reported that earlier this month, her lawyer submitted an application for dismissal that included her account of the incident, proof of her assistant’s prescription, and character reference letters.

After reading the application, her charges were dropped by justice officials on September 19, but the damage caused by the incident "changed everything".

“It is bittersweet,” she told National Post.

“I’m happy, obviously, the charges were dismissed. The sad part is the damage it did to my career. It has changed everything in my life.”

Pettipiece resigned as head coach of the softball team shortly after the Walmart incident.

"It's been five months, a living nightmare. I lost my career, I lost my job, the life I was building and it's been really difficult."

Along with the damage to her career, Pettipiece said the effect on her reputation has been equally heartbreaking.

“The softball community is a tight-knit group and it (the news) went through like wildfire,” she said.

“You really do learn who the people are that really believe in you and trust you and are truly a friend for you."

The former athlete is now living in Ohio with her family, and though the charges against her have been dismissed she is worried the damage "can't be reversed".

“The tough thing is, how do you get out to people that you are innocent? And this damage was done for something so ridiculous,” Pettipiece told the outlet.

“I’m not sure of the future. For now, I’m going to stay at home and focus on my kids. I’d like to figure out which direction I’m going to go in.”

Image: Valparaiso University Athletics/ ZikG / Shutterstock.com

Landmark aged care reforms set to benefit millions of Aussies

The federal government has reached a deal with the coalition for the long-awaited aged care reforms including $4.3 billion for in-home services.

This means that senior citizens will be given more support and choice to live their golden years in dignity, as they intend to help them live at home for longer and improve conditions and protections for those in aged care facilities.

"$4.3 billion will be invested in Support at Home, to come into effect on the first of July next year," Prime Minister Anthony Albanese announced at Parliament House on Thursday.

The Support at Home package is expected to help 1.4 million Australians live independently at home with support, before going into aged care by 2035.

It will provide support for nursing, occupational therapy and day-to-day tasks like cleaning, showering, dressing and shopping, with wait times for packages cut from 12 to three months.

The government will also pay all of the cost of clinical care services, with a lifetime contribution cap of $130,000 for non-clinical care costs.

Those using the Support at Home program could also get $25,000 in aid to spend their final three months at home, instead of the hospital.

The $5.6 billion reform package is also set to affect the availability of funding for residential aged care, including a "no worse off" assurance that people currently in aged care won't be asked to pay more for their care.

New aged care quality standards will also be implemented to improve the sector and drive higher-quality care.

The government also promised more resources to investigate and penalise bad behaviour by providers.

Albanese said the reforms will be the "greatest improvement" to the aged care sector in 30 years.

“This is about caring for the generation that cared for us,” he said.

“We will deliver historic aged care reforms to ensure the viability and quality of our aged care system and support the growing number of older Australians choosing to retain their independence and remain in their homes as they age.”

Aged Care Minister Anika Wells said the changes would lead to more services for older Australians.

“Our reforms will create better and safer care, help reduce the fear of a system that has been neglected for far too long,” she said.

The reform has been welcomed as the number of Australians over the age of 65 is expected to double and those older than 85 are predicted to triple in the next four decades.

Images: Shutterstock

Life as you know it can change in an instant and we have had to find a way to navigate the stormy waters and road unknown," she continued.

“The cancer journey is complex, scary and unpredictable for everyone, especially those closest to you.

“With humility, it also brings you face to face with your own vulnerabilities in a way you have never considered before, and with that, a new perspective on everything.

“This time has above all reminded William and me to reflect and be grateful for the simple yet important things in life, which so many of us often take for granted. Of simply loving and being loved.”

Prince William, Prince George, Princess Charlotte and Prince Louis all feature alongside Kate in the video, as they're surrounded by nature, with the couple even showing a rare display of public affection.

View this post on Instagram

A post shared by The Prince and Princess of Wales (@princeandprincessofwales)

The Princess said that going forward her focus would be on “doing what I can to stay cancer-free” but was “looking forward to being back at work”, with plans to undertake a light program of engagements until the end of the year.

“Although I have finished chemotherapy, my path to healing and full recovery is long and I must continue to take each day as it comes,” she added.

“Despite all that has gone before, I enter this new phase of recovery with a renewed sense of hope and appreciation of life.”

She then thanked the public for their support, saying how grateful the family were and how they had “drawn great strength from all those who are helping us at this time”.

"Everyone's kindness, empathy and compassion has been truly humbling."

“To all those who are continuing their own cancer journey – I remain with you, side by side, hand in hand. Sunrise star announces cancer diagnosis live on air

In a heartfelt and emotional moment, Sunrise star Edwina Bartholomew, 41, revealed on live television that she has been diagnosed with chronic myeloid leukaemia. The popular news presenter made the announcement during an 8am segment on Seven’s breakfast program on Friday, telling viewers she is determined to stay positive despite the shock diagnosis.

Bartholomew, who has been a familiar face on Australian television for years, took a moment at the end of the bulletin to share her personal news. “I have been diagnosed with cancer," she said. "That’s a shock to say and hard to say. It is a really good kind. It is called chronic myeloid leukaemia. It can be treated with a daily tablet. If I can take care of myself I will be completely fine,” she said, her voice breaking as she fought back tears.

The news presenter revealed that she first received the diagnosis in July but chose to go public now for two main reasons. Firstly, she wanted to share the moment with her audience, who have followed her through many of life’s major milestones. “Many of you have been in similar situations or much, much worse and come out the other side stronger... and more resilient. That’s exactly what I plan to do,” she said.

Secondly, Bartholomew explained that she hoped her story would encourage others to prioritise their health, especially after turning 40. She shared that she had undergone a series of routine tests earlier in the year after a series of health checks, including a skin check inspired by her colleague Nat Barr’s skin cancer scare.

“One of those tests came back with levels out of whack,” Bartholomew said, explaining how her cancer was detected.

Despite the emotional moment, Bartholomew confirmed to viewers that her prognosis is positive. “I’m feeling very positive and lucky,” she said, adding that her treatment plan involves a daily medication that allows her to manage the condition effectively.

Her announcement was followed by a supportive group hug from her fellow Sunrise team members.

Bartholomew’s revelation comes just months after her co-star Nat Barr opened up about her own battle with skin cancer. Barr had undergone treatment earlier this year after discovering a small cancerous spot on her nose. Fortunately, Barr caught it early and required minimal treatment.

In addition to her TV career, Bartholomew is a dedicated mother of two children, Molly, 4, and Thomas, 2, whom she shares with her husband, Neil Varcoe. The couple has been deeply involved in a passion project, renovating a historic hotel, The Victoria 1846, in Carcoar, NSW, with plans to open it as a boutique hotel in 2025.

Their project has been a labour of love, with Varcoe leaving his job last year to focus on the hotel restoration full-time, leading the couple to live separately during the week. Bartholomew has also shared insights into her husband’s battle with chronic fatigue syndrome, which had taken a toll on their lives in recent years.

Despite the challenges, Bartholomew has remained optimistic, continuing her professional and personal commitments, including signing on as an ambassador for Witchery’s White Shirt Campaign, which raises funds for ovarian cancer research.

Images: Sunrise

"It's a miracle that I'm living": Victory dance for Aussie Paralympic superstar

Alexa Leary has emerged victorious at the Paralympic Games with a gold medal, three years after her life was changed from a horrific bike crash.

In July 2021, Alexa was on a bike ride training as a triathlete when her front wheel clipped a bike in front of her, sending her flying form her bike at 70 kilometres an hour.

Leary then underwent lifesaving surgery after the crash shattered her skull and left her unable to walk or talk, and spent 111 days in hospital.

Now, the 23-year-old from the Sunshine Coast broke her own 100m freestyle world record on Thursday morning, walking away with a gold medal.

"It's been a long, rough journey for me," Leary said at the Paris La Defense Arena.

"It's a miracle that I'm living, and I'm walking and I'm talking. I was told that I never would three years ago, and I've just come so far."

"I am so impressed with myself. I'm like, 'Lex, look how far you've actually come'.

"It's not sad to talk about, but it's an emotional thing. My family is the reason why I'm here, and they're up there [in the stands] looking at me. Honestly, it's amazing."

Alexa, who still struggles with memory problems and regulating her emotions, then shared how she kept at it in the pool as a recovery tool after her life-changing surgery, but found herself wanting to keep bettering her athletic ability.

"I'm a passionate person," Alexa said after winning solo Paralympic gold.

"When I want it, I'm going to go out and do it. I have to.

"So I wanted to keep swimming for recovery. But I was like, 'Nah, I'm more than that!'."

Alexa's parents, Belinda and Russ, watched their daughter's extraordinary win from the sidelines, reflecting on the haunting memories of Alexa's journey in hospital and how she came out the other side.

Russ said, "I reckon she wanted that [gold medal] in her belly for three years. She wanted it. She got it. Unbelievable."

Belinda added, "She's the same girl [post-accident], but everything's heightened, but all she ever wanted was to show people that anything is possible."

"And what she's been through over the last three years, her thing is with a TBI [traumatic brain injury] anything is possible."

Readers response: What have you had to cut out of your life to cope with cost of living pressures?

As the cost of living continues to rise, many people have had to cut things out of their day to day spending to cope with the financial struggles.

We asked our readers what they have had to cut out of their budgets to cope with cost of living pressures, and the response was overwhelming. Here's what they said.

Wendy Oliver - We don’t eat out often at all… I spend too much in the supermarket.

Christine Brooks - I've cut out steak, good nutritional foods, TV streaming, entertainment, haircuts, new clothes, pets, pool cleaning, and more.

Kerrie Dare - I limit steak meals. I've stopped my haircuts to every 4 months. Internet is getting chopped. I can only afford exercise classes twice a week. I don't eat as much fruit as I used too. I only buy groceries when on special. One bottle of wine per fortnight. One slice of sourdough in the morning, which means the loaf lasts a week. I turn on my washing machine around every 10 days & I have quick showers. No eating out or take away. Maybe one cup of coffee per week with a friend. Movies once every 6 weeks as a social group. No concerts or clubs. I drive only locally, so a tank of petrol lasts 1 month. No weekends away.

Jane Dawes - No coffees, beauty treatments, hairdresser, eating out, takeouts etc. The trouble is not affording to spend on certain items has a flow on effect for businesses. Everyone is suffering.

Lois E. Fisk - Going out to eat or see movies in the cinema or live plays or new clothes. I shop at the least expensive grocery stores as much as possible, and good cuts of meat rarely happen.

Janice Stenning - Don't go to the hairdressers as often and don't buy as many clothes.

Debra Dugar - Thinking about dropping my extras cover of my insurance. By the time I pay for it, I can't afford the gap you have to pay.

Robyn Lee - Living in my own house. I now live with my family.

Rhondda Hughes - Well, petrol is expensive so I have to really think if I can afford to visit anyone. I can’t eat meat much and even vegetables can be expensive. We have three chickens so they give us eggs but good quality eggs and healthy chickens require money too. Fortunately I live in Perth so, in comparison to other states, it isn’t as cold however the cost of heating is a significant consideration and therefore I just tend to go to bed.

Felicity Jill Murphy - Stopped going out to shopping centres. Thousands of eligible Aussies to receive cost-of-living payments

Around 210,000 eligible South Australian households will receive a cost-of-living payment this week, including pensioners, Centrelink recipients and low-income earners.

A Cost of Living Concession of $255.60 will be paid to all eligible households, with the annual payments made to eligible tenants and self-funded retirees doubled to match the amount given to homeowners.

The payment is part of the state government's $266.2 million cost-of-living relief package announced in this year's state budget.

This included the one-off additional payment of $243.90 to households who received last year's cost-of-living payment in June.

South Australia's Premier Peter Malinsauskas said the government had delivered the “single largest cost-of-living assistance package in South Australia’s history”.

“We know people are doing it tough and cost-of-living pressures are continuing to have an impact on many South Australians,” he said.

“In the past two months, our government will have issued more than $100 million in targeted cost-of-living relief to South Australian households.”

Pensioners and other card holders including, the Pensioner Concession Card, Veteran Gold Card, Low Income Health Care Card and Commonwealth Seniors Health Card, as well as low-income households and those receiving Centrelink payments including JobSeeker, the Parenting Payment and Youth Allowance, are eligible to receive the SA Cost Of Living Concession.

Those who want to receive the concession for that financial year will need to apply online by December 31 and only one person per household can receive the payment and it will be based on your circumstances on July 1.

Those who have previously received the payment and whose circumstances haven't changed don't need to reapply.

The payments started rolling out this month, with Human Services Minister Nat Cook saying that all payments should come through by early next week.

“This includes everyone who received a payment last year and who is still eligible, as well as new applications which have been processed up to now,” Cook said.

"Anyone who thinks they might be eligible for cost-of-living support should head to the sa.gov.au website to have a look at the eligibility criteria."

Other states have also provided cost-of-living support, with eligible seniors in Western Australia able to receive a Cost of Living Rebate of $107.12 for singles and $160.68 for couples.

While in the ACT, apprentices and tradies in the state can get a one-off $250 Cost Of Living payment if they are employed by an ACT employer.

NSW has a few cost-of-living initiatives including up to $350 energy rebates for eligible households, and up to $4,220 early childhood fee relief for 3 to 5-year-olds attending eligible community and mobile preschools.

Image: Shutterstock

The eye-watering cost of Karl Stefanovic's "highly secret" 50th birthday bash

Karl Stefanovic had a "highly secretive" birthday party in Saint-Tropez. France, according to Women's Day.

The Today host, who was in Paris to cover the Olympic games earlier this month, reportedly booked out an entire hotel for his 50th birthday bash.

A source claimed that his party cost a staggering $200,000, with A-listers James Packer and Anthony Bell among the guests.

"He'd be thinking you only turn 50 once so let's do this properly and go big!" the insider claimed.

"Much like the $50,000 he dropped for (wife) Jasmine's 40th earlier this year, and the rumoured $10,000 birthday parties they have hosted for their four-year-old daughter Harper," they continued.

"And then there was their $700,000 lavish Mexican nuptials - Karl has never done anything half-baked!"

The party was allegedly 1970s themed, with Stefanovic's wife also showing off her new designer dresses.

This comes after it was initially reported that Stefanovic was set to cancel his planned 50th birthday bash in Paris.

Earlier this year, the Today host was reported to have spent a whopping $50,000 on his wife's lavish birthday celebrations in Noosa, according to the publication.

Jasmine's entire look alone was worth an eye-watering $5,575, with her gown from Zimmermann costing $1,950.

The party reportedly lasted for about two days, with a "recovery shindig" allegedly worth $10,000 also taking place.

A close friend of the couple said at the time that "Karl is an old romantic" and was more than happy to treat his wife to a lavish birthday.

Images: Instagram

How fear of missing out can lead to you paying more when buying a home

Park Thaichon, University of Southern Queensland

The property market is a competitive space where finding a nice home, in the area you want, at a price you can afford is a hard ask.

With buyers outnumbering available properties, the pressure is even greater causing some would-be buyers to develop a fear of missing out (FOMO) and to make irrational decisions.

FOMO might make you worry others are finding nicer homes and getting better deals, or that prices will rise to the point where you are priced out of the market altogether. This could cause you to pay too much or to buy a property in an area unsuitable for your needs.

Then there is fear of making a mistake (FOMM), which can also cause problems if you’re a home hunter. You might be reluctant to bid or to negotiate because you are afraid of choosing the wrong property or paying more than it’s worth.

Problems caused by FOMO and FOMM

The principles of contagion theory, crowd psychology and the scarcity principle we identified in our research on panic-buying during the pandemic, can be applied to any purchasing decisions. In this instance we applied them to buying properties in a competitive housing market.

Contagion theory applies when people act irrationally under the influence of a crowd. Crowd psychology is similar but relates to how a crowd behaves in certain circumstances, while scarcity principle is the idea if there are fewer items available, their value increases.

Each of these can increase the likelihood of several behaviours when purchasing a property. These include:

Underbidding and overbidding

Fearing other buyers might get the house, house hunters might get caught up in a bidding war and end up paying more than planned.

Conversely, buyers with FOMM might fear spending too much so bid too low to start with and risk losing the house.

Following the crowd and peer pressure influence

Buyers might feel pressured to buy in a certain area because it’s popular, even if it is not best fit for them. This can lead to paying more for a house just because others are doing the same.

Delaying decisions

FOMM can lead to taking too long to decide. This delay can mean missing out on good deals or being forced to rush into a decision and end up overpaying.

Avoiding negotiation

Some buyers might avoid negotiating the price or special conditions such as building and pest inspections and finance approval because they fear the seller will reject their offer. This can result in paying more than they need to if there are problems later.

Excessive inspections and appraisals

While inspections and appraisals are important, too many can suggest indecisiveness driven by fear, resulting in wasted money on unnecessary assessments, and more importantly, wasted time and delayed decisions.

Removing fear from the buying process

Start with thorough research and preparation by learning about different neighbourhoods and house prices. The history of properties and suburbs can be found for free on property websites and is a good place to start.

Seek professional guidance from real estate agents or financial advisers to help you through the process.

Get insights on market trends from an agent from a selling company or bank to help find homes that meet your criteria. Keep in mind these agents will get some form of incentive from your purchase.

All the big banks or loan officers can provide free property reports on specific properties or suburbs.

Don’t forget to check council mapping and water authority documents to check for potential future road projects and other developments and for an area’s flood rating.

Perform due diligence by thoroughly inspecting properties and reviewing contracts to ensure they meet your needs and are a good investment.

For example, it is a good idea to hire a home inspector to check for any hidden issues before making an offer.

Another common mistake made by most buyers is not asking their solicitor to check and give suggestions before signing a contract or offer.

A solicitor can check the sale contract before you sign, review the disclosure documents, give advice on your mortgage contract, carry out title searches and explain the results and explain how the purchase may affect your liability for land tax.

Do some contingency planning by preparing for unexpected price increases and for the presence of other strong bidders to reduce anxiety about making the wrong decision. Setting aside extra funds could help deal with higher than expected prices or unexpected repairs that need doing.

In the end, plan well and make decisions without letting emotions take over. Taking your time to find the right home that fits your budget and goals, rather than rushing into a purchase due to fear of missing out or making a mistake.<!-- Below is The Conversation's page counter tag. Anthony Albanese under fire over "cringe" cost of living joke

Anthony Albanese has come under fire for a tone deaf joke about the ongoing cost of living crisis.

The Prime Minister took to his Instagram page to share a parody photo of the So Fresh compilation CDs, with the cover instead saying “so helpful, cost of living relief — Winter 2024”.

In place of top songs, the album cover references government initiatives including “cheaper medicine”, “tax cuts for every Australian taxpayer”, “$300 off power bills” and “$3 billion of student debt wiped”.

“New album just dropped,” Mr Albanese captioned the post.

While the references on the cover are in relation to the cost of living relief measures introduced in the 2024 federal budget, many were quick to slam to the post as "insensitive" as everyday Aussies continue to struggle.

View this post on Instagram

A post shared by Anthony Albanese (@albomp)

“This just isn’t it bro. You’re making light of a very situation currently happening in our country. Whatever intern posted this, be better,” one person commented.

“The cost of living isn’t a joke! You created it and live off our taxes,” another wrote.

“People are losing their homes because of you and what’s your response,” another commented.

Another person described the cost of living relief measures as "literal crumbs while the rich get richer."

Others took aim at the prime minister's social media team, with many wondering how the post ever got approved.

The post comes after the Albanese government came under fire for some of the cost of living relief measures, including the $300 energy rebates.

A number of economists have been highly critical of the rebates, arguing they threatened to exacerbate already persistent inflationary pressures as households that can cover their electricity expenses themselves will simply spend the money elsewhere, adding to demand.
