"You are not my King": Lidia Thorpe interrupts Charles' Parliament House visit

<p>Senator Lidia Thorpe has caused a stir in Parliament House as she launched into a tirade against King Charles during his welcome to Canberra. </p> <p>The monarch had just finished his speech and was returning to his seat after shaking hands with Prime Minister Anthony Albanese when Thorpe started yelling from the back of the room. </p> <p>“You committed genocide against our people. Give us our land back. Give us what you stole from us, our bones, our skulls, our babies, our people, you destroyed our land,” Thorpe said during her outburst on Monday.</p> <p>“We want a treaty in this country. This is not your land. You are not my King, you are not our King. In fact, it has likely only strengthened these feelings."</p> <p>“Should she not resign, the league expects Senator Thorpe will be referred to the President of the Senate and that her misconduct will be addressed in accordance with what is the obvious and prevailing public sentiment.”</p> <p>In a statement released on Monday afternoon, Thorpe said her aim was to “hand King Charles a notice of complicity in the genocide of the First Peoples of this county”.</p> <p>“The visit by the so-called King should be an occasion of truth-telling about the true history of this country,” Thorpe said. “The colonial state has been built on the continuing genocide on First Peoples.”</p> <p>“Today I was silenced and removed from the parliamentary reception when pointing out that the Crown stole from First Peoples."</p> <p>“The British Crown committed heinous crimes against the First Peoples of this country. These crimes include war crimes, crimes against humanity and failure to prevent genocide. There has been no justice for these crimes. The Crown must be held accountable.”</p> <p>Following the statement, Thorpe was forced to apologise to her online followers for a different display of anti-royalism, as an artwork of the King being beheaded was posted to her Instagram. </p> <p>The controversial MP said that the image was uploaded “without her knowledge” and she has now “deleted it”.</p> <p>Writing on X she said, “Earlier tonight, without my knowledge, one of my staff shared an image to my Instagram stories created by another account."</p> <p>“I deleted it as soon as I saw. I would not intentionally share anything that could be seen to encourage violence against anyone. "In shock ever since": Aussie TV legend opens up on divorce

<p>Noni Hazelhurst has opened up about her high-profile divorce from actor John Jarratt in 1999, admitting she has "been in shock ever since" the relationship split. </p> <p>The former <em>Play School </em>host, 71, wrote candidly about her former husband in her new memoir <em>Dropping The Mask</em>, sharing the real reason they called off their marriage. </p> <p>Hazelhurst and Jarratt were married for 12 years, from 1987 until 1999, and share two sons together, Charlie, 36, and William, 30. </p> <p>The couple even co-hosted <em>Better Homes and Gardens</em> together, but sadly, the show wound up playing a role in their divorce.</p> <p>“John and I had some wonderful times together – and then we didn’t," Hazlehurst told <em><a href="https://www.nowtolove.com.au/celebrity/noni-hazlehurst-ex-husband/" target="_blank" rel="noopener">Woman’s Day</a></em> in a new interview.</p> <p>“That’s true of many relationships. They start off full of hope and optimism and, along the way, buried issues come to the surface.”</p> <p>Noni went on to say their relationship started to end when John grew closer to a member of the <em>Better Homes</em> crew, saying “At that moment, I knew the marriage was over.” </p> <p>“We simply wanted different things. I wanted a family. John wanted another woman… The ending of my previous relationships had been hard enough, but this was far worse. In some ways, I think I’ve been in shock ever since.”</p> <p>Despite the divorce, Hazlehurst insisted she had no hard feelings toward her ex, saying, “The end result of our marriage was two beautiful children. "Absolute honour": Federer's stirring words as Nadal hangs up his racquet

Nat Barr slammed for “out of touch” comments about the housing crisis

<p dir="ltr">Nat Barr has been widely slammed online for her comments on the housing crisis, with many claiming she is “stirring the pot”.</p> <p dir="ltr">On Wednesday’s <em>Sunrise</em> show, Barr was just joined by two experts to discuss Labor’s Help To Buy Bill, which would allow Australians earning under $90,000 to buy a home with just a 2 per cent deposit.</p> <p dir="ltr">While discussing the legislation, Barr said she’s worried her two sons — aged 19 and 22 — won’t be able to purchase a home after finance spokesperson Jane Hume claimed “Australians have already rejected this policy right around the country”.</p> <p dir="ltr">“I’m in the lucky position that I got to buy mine when they were cheaper years ago but I don’t know how my kids are going to buy one,” Barr said.</p> <p dir="ltr">Barr, who has hosted Sunrise since 2020, has never spoken publicly about her salary, but it has long been speculated that she earns more than $1 million per year. </p> <p dir="ltr">Viewers were quick to slam her comments on Facebook, claiming Barr will “set her kids up”.</p> <p dir="ltr">“She is the last person who should speak. she’s wealthy and will set her kids up,” one person commented, while another added, “So many young people are buying houses every day without the help of mum and dad. Nat’s just stirring the pot.”</p> <p dir="ltr">Another commenter added, “She makes enough money to buy a house for each of her sons. They’ll be just fine. 10 rules every good house guest follows

<p>You've been invited to stay in somebody else's house. You're instantly told "make yourself at home!" But you can't really, can you? Here's the unsaid rules of being a houseguest you just can't break. </p> <p><strong>1. Not arriving on time</strong></p> <p>Always provide your itinerary to your host before you arrive. If your flight or train is delayed, give them real-time updates. Google Map your journey in advance so you know exactly how to get to their house. It's awfully inconvenient as a host to be waiting to give a guest keys, but have them arrive two hours late because of an excuse like "I got lost".</p> <p><strong>2. Turning up empty handed</strong></p> <p>You don't need to bring much, but when staying at someone's house you need to arrive with a token of appreciation. A bottle of wine, some chocolates, or a kitsch little jar of jam you made. Turning up empty handed is expected by the host, but all good houseguests know a small gift is the right way to kick things off.</p> <p><strong>3. Keeping your shoes on</strong></p> <p>Perhaps you live in a shoes-on house when you're at home, but unless told so, you should never keep them on when staying at another's. Especially if you only see your host walking around bare foot, or in socks/slippers. Houseguests bring in extra dirt, fluff, and marks – the most conscious you can be of that, the better.</p> <p><strong>4. Turning down food</strong></p> <p>When you're staying in somebody else's home, you must eat what you are served. Hosts go to a lot of effort to make you feel welcome and cooking for you is a big part of that. If you have any dietary requirements, say so before you arrive and offer to bring a bag of shopping. Your host will probably refuse, but you've laid the groundwork for happy mealtimes for the duration of your stay.</p> <p><strong>5. Not cleaning up</strong></p> <p>Picture this: you're staying with a friend, and they're at work all day while you mooch around their house. The dishwasher is full but you don't know where anything goes in the cupboards. You pile your dirties in the sink, and your friend comes home to find them. Cue instant aggression that will forever remain unspoken. Avoid being a bad guest by cleaning up when you're a houseguest – even if you put things back in the wrong place.</p> <p><strong>6. Not asking to use laundry facilities</strong></p> <p>One of the most difficult things about travelling is getting your laundry done. When a washing machine and dryer become available, it's natural to want to jump on them. But you must ask your host first. They will always say yes – everybody understands what it's like to have to wear inside-out underwear when you've had no laundry facilities for a week – but it's just polite to ask.</p> <p><strong>7. Asking your host to quiet down</strong></p> <p>When staying in somebody else's house, there's a high chance of noises you're not used to. That could mean your host watching TV at midnight when you've got to be up early, or them talking loudly on the phone at 6AM while you're asleep. But you can't say anything about it. If you are noise-sensitive, always bring quality earplugs.</p> <p><strong>8. Bringing lovers home</strong></p> <p>We get it, maybe you're in an exciting new city and the options for a little sexy time are pinging at your phone every few minutes. But you cannot, under any circumstances, invite a new lover over to somebody's house when you're staying there. Even if you have their house to yourself, it's just a breach of respect. If you want to hook up, go to their place.</p> <p><strong>9. Leaving the bed unmade</strong></p> <p>Hosts generally accept there'll be some clean-up after you're gone. But don't leave the guest bed unmade, or your dirty sheets on it. Strip them off on your final morning, and either fold them nicely, or put them in the washing machine (this is one situation where you don't need their permission to use their laundry). Remake the bed with or without clean sheets if possible.</p> <p><strong>10. Not saying thank you</strong></p> <p>It doesn't have to be a formal written letter (though that would be nice, wouldn't it). But you must thank your hosts after you leave with a note, an e-mail, or even a text. It's something so easy to forget to do once you're gone, but ensures the host feels their hospitality has been appreciated. New calls for Boomers to end housing crisis

<p>New research has called for Boomers to rent out their spare bedrooms in a bid to address the country's housing crisis. </p> <p>According to research from the Queensland University of Technology, there are more than 13 million spare bedrooms across the country, meaning 76 per cent of Aussie households have spare rooms. </p> <p>The report has called for older Australians to rent out their spare rooms to provide “short-term relief to both the rental and the cost of living crisis”.</p> <p>“If new housing stock is years away, then shifting the focus to existing housing may provide some short-term solutions,” the report states.</p> <p>The report also found that more than six million homes have one or two spare bedrooms, while one million homes have three or more spare bedrooms. </p> <p>They also encouraged the government to incentivise older Australians to open up their spare rooms to renters, to provide them some financial relief during the cost of living crisis. </p> <p>Currently, the Government hopes to build 1.2 million homes, but have welcomed further ideas to help relieve the cost of living crisis. </p> <p>“Meeting this ambitious target will certainly be a challenge and it won’t happen overnight, but it’s a challenge we have to meet in order to make housing more affordable," a government spokesman said.</p> <p>However, the Queensland University of Technology noted that the demand for housing is set to outstrip supply in Australia until at least 2029, based on the government's State of the Housing System report.</p> <p>“The housing crisis is a complex matter and new housing supply is years away, despite billions of dollars of government commitments,” the report states. </p> <p>“Millions of empty bedrooms exist and yet many older homeowners live in poverty rather than risk losing their pension or paying taxes by renting out a spare bedroom.”</p> <p>The report acknowledged that there may be barriers like concerns for elder abuse that may deter people from renting out their homes, "however, under the right circumstances, with appropriate support and education, such ‘house sharing’ arrangements could alleviate some of the current housing and cost of living issues."</p> <p>“There is an urgent need for further research to be undertaken to explore opportunities to incentivise, educate, support, and protect older Australians to open their homes and unlock existing housing stock for immediate use by those in need.”</p> <p>These findings follow PropTrack’s latest Housing Affordability Report that stated housing affordability in Australia has deteriorated to its “worst level on record” amid high mortgage rates and increasing home prices.</p> <p><em>Image: Shutterstock</em></p>

Snakes are waking up. What should you do if you’re bitten? And what if you’re a long way from help?

This is very similar to hibernation and characterised by sluggishness and inactivity. As warmer conditions return both snakes and humans become more active in the outdoors, leading to an increased likelihood of interaction. This may happen when people are hiking, dog-walking or gardening.</p> <p>The risk of being bitten by a snake is exceptionally small, but knowing basic first aid could potentially save your, or another person’s, life.</p> <h2>When a snake bites</h2> <p>Snake bite envenomation (when venom enters the blood stream) is a significant issue in Australia, with <a href="https://onlinelibrary.wiley.com/doi/full/10.5694/mja17.00094">3,000 cases annually and an average of two deaths</a>.</p> <p>Snake bite should always be <a href="https://stjohnwa.com.au/online-resources/first-aid-information-and-resources/snake-bite">treated</a> as a life-threatening emergency, and if you are bitten in rural or remote Australia, you will often receive an air medical emergency pick up to a regional or metropolitan hospital for advanced care.</p> <p>The effects of snake bites vary, depending on the species of snake and first aid measures undertaken.</p> <p>Australian <a href="https://www.healthdirect.gov.au/snake-bites">standard first aid guidelines</a> include:</p> <ul> <li>calling for help (dialing 000 or activating an emergency beacon)</li> <li>applying a pressure immobilisation bandage</li> <li>resting.</li> </ul> <h2>Why pressure is important</h2> <p>Snake venom is carried within the <a href="https://theconversation.com/what-are-lymph-nodes-and-can-a-massage-really-improve-lymphatic-drainage-209334">lymphatic system</a>. This is a collection of tiny tubes throughout the body that return fluid outside of blood vessels back to the blood stream.</p> <p>Muscles act as a “<a href="https://theconversation.com/pneumatic-compression-therapy-can-it-really-help-olympians-or-you-recover-after-exercise-236228">pump</a>” to help the fluid move through this system. That’s why being still, or immobilisation, is vital to slow the spread of venom.</p> <p>A firm pressure immobilisation bandage, applied as tight as you would for a sprained ankle, will compress these tubes and help limit the venom’s spread.</p> <p>Ideally bandage the entire limb on which the bite occurred and apply a splint to help further with immobilisation. It is very important that the blood supply to the limb is not limited by this bandage.</p> <p>Never attempt to capture or kill the snake for identification. This risks further bites and is not required for specialist care. The decision about when to give antivenom (if any) is based on the geographical location, symptoms, the results of blood tests and discussion with a toxicologist.</p> <h2>The tyranny of distance</h2> <p>People living in rural and remote locations may also have limited access to health care, including access to ambulance services, <a href="https://www.tandfonline.com/doi/full/10.1080/10871209.2020.1769778">snake bite first aid</a> such as bandages and splints, and to antivenom.</p> <p>Availability and the prompt use of antivenom have been identified as <a href="https://www.sciencedirect.com/science/article/pii/S2590171022000558">crucial factors in the effective treatment</a> of snake envenomation – but not studied in detail.</p> <p>Over one year (as a component of a larger three-year study) we collected information on the pre-hospital care and in-flight care with the Royal Flying Doctors Service Western Operations.</p> <p>During this time, 85 people from regional, rural, remote and very remote Western Australia were flown by Royal Flying Doctor Service to hospital for suspected or confirmed snake bites. Reassuringly, only five of these patients (6%) ultimately received a toxicologist’s diagnosis of envenomation.</p> <h2>To move or not to move?</h2> <p>Troublingly, 38 (45%) of the 85 snake bite victims continued to move around and be active following their suspected snake bite. This raises questions about whether people lack knowledge of first-aid guidelines, or whether this is a consequence of being isolated, with limited access to health care.</p> <p>Either way, our as-yet-unpublished research highlights the vulnerability of Australia’s rural and remote people. All patients eventually received a pressure immobilisation bandage, with an average time from bite to application of 38 minutes. Three quarters of the patients made their way to health-care site by foot, or private car, arriving on average 65 minutes after the bite.</p> <h2>What needs to change?</h2> <p>Our results indicate rural and remote Australians need innovative health-care solutions beyond the metropolitan guidelines, particularly when outside ambulance service areas.</p> <p>Basic snake bite first aid education needs to be not only reiterated but also a pragmatic approach is required in these geographically isolated locations. Is it worth selling my house if I’m going into aged care?

And many assume they need to sell their home to pay for a lump-sum deposit.</p> <p>But that’s not necessarily the case. Here’s what you need to consider.</p> <h2>You may get some financial support</h2> <p>Fees for residential aged care are complex and can be confusing. Some are for your daily care, some are means-tested, some are for your accommodation and some pay for extras, such as cable TV.</p> <p>But it’s easier to think of these fees as falling into two categories:</p> <ul> <li> <p>an “entry deposit”, which is usually more than <a href="https://www.health.gov.au/sites/default/files/documents/2020/06/eighth-report-on-the-funding-and-financing-of-the-aged-care-industry-july-2020-eighth-report-on-the-funding-and-financing-of-the-aged-care-industry-may-2020.pdf">$A300,000</a>, and is refunded when you leave aged care</p> </li> <li> <p>daily “<a href="https://www.myagedcare.gov.au/aged-care-home-costs-and-fees">ongoing fees</a>”, which are $52.71-$300 a day, or more. These cover the basic daily fee, which everyone pays, and the means-tested care fee.</p> </li> </ul> <p>To find out how much government support you’ll receive for both these categories, you will have a “<a href="https://www.myagedcare.gov.au/income-and-means-assessments/#aged-care-home">means test</a>” to assess your income and assets. This means test is similar (but different) to the means test for the aged pension.</p> <p>Generally speaking, the lower your aged-care means test amount, the more government support you’ll receive for aged care.</p> <p>With full support, you don’t need to pay an “entry deposit”. But you still need to pay the basic daily fee (currently, <a href="https://www.myagedcare.gov.au/aged-care-home-costs-and-fees">$52.71</a> a day), equivalent to 85% of your aged pension. If you get partial support, you pay less for your “entry deposit” and ongoing fees.</p> <h2>You don’t need a lump sum</h2> <p>You don’t have to pay for your “entry deposit” as a lump sum. You can choose to pay a rental-style daily cost instead.</p> <p>This is calculated as follows: you multiply the amount of the required “entry deposit” by the maximum permissible interest rate. This rate is set by government and is currently at <a href="https://www.health.gov.au/sites/default/files/documents/2021/03/schedule-of-fees-and-charges-for-residential-and-home-care-schedule-from-20-march-2021_0.pdf">4.01%</a> per year for new residents. Then you divide that sum by 365 to give a daily rate. This option is like borrowing money to pay for your “entry deposit” via an interest-only loan.</p> <p>You can also pay for your “entry deposit” with a combination of a lump sum and a daily rental cost.</p> <p>As it’s not compulsory to pay a lump sum for your “entry deposit”, you have different options for dealing with your family home.</p> <h2>Option 1: keep your house and rent it out</h2> <p>This allows you to use the rental-style daily cost to finance your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>you could have more income from rent. This can help pay for the rental-style daily cost and “ongoing fees” of aged care</p> </li> <li> <p>you might have a special sentimental attachment to your family house. So keeping it might be a less confronting option</p> </li> <li> <p>keeping an expensive family house will not heavily impact your residential aged care cost. That’s because any value of your family house above <a href="https://www.health.gov.au/sites/default/files/documents/2021/03/schedule-of-fees-and-charges-for-residential-and-home-care-schedule-from-20-march-2021_0.pdf">$173,075.20</a> will be excluded from your <a href="https://www.servicesaustralia.gov.au/organisations/health-professionals/services/aged-care-entry-requirements-providers/residential-care/residential-aged-care-means-assessment">means test</a></p> </li> <li> <p>you can still access the capital gains of your house, as house prices rise.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li> <p>your rental income needs to be included in the means test for your aged pension. So you might get less aged pension</p> </li> <li> <p>you might need to pay income tax on the rental income</p> </li> <li> <p>compared to the lump sum payment, choosing the rental-style daily cost means you will end up <a href="https://www.smh.com.au/money/super-and-retirement/seek-help-when-weighing-up-how-to-pay-for-your-aged-care-20191202-p53g16.html">paying more</a></p> </li> <li> <p>you are subject to a changing rental market.</p> </li> </ul> <h2>Option 2: keep your house and rent it out, with a twist</h2> <p>If you have some savings, you can use a combination of a lump sum and daily rental cost to pay for your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>like option 1, you can keep your house and have a steady income</p> </li> <li> <p>the amount of lump sum deposit will not be counted as an asset in the pension means test.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li> <p>like option 1, you could have less pension income, higher age-care costs and need to pay more income tax</p> </li> <li> <p>you have less liquid assets (assets you could quickly sell or access), which could be handy in an emergency.</p> </li> </ul> <h2>Option 3: sell your house</h2> <p>If you sell your house, you can use all or part of the proceeds to pay for your “entry deposit”.</p> <p><strong>Pros</strong></p> <ul> <li> <p>if you have any money left over after selling your house and paying for your “entry deposit”, you can invest the rest</p> </li> <li> <p>as your “entry deposit” is exempt from your aged pension means test, it means more pension income.</p> </li> </ul> <p><strong>Cons</strong></p> <ul> <li>if you have money left over after selling your house, this will be included in the aged-care means test. So you can end up with less financial support for aged care.</li> </ul> <h2>In a nutshell</h2> <p>Keeping your house and renting it out (option 1 or 2) can give you a better income stream, which you can use to cover other living costs. And if you’re not concerned about having access to liquid assets in an emergency, option 2 can be better for you than option 1.</p> <p>But selling your house (option 3) avoids you being exposed to a changing rental market, particularly if the economy is going into recession. Another Channel 7 star quits in AFL shake-up

<p>Just last month Kane Cornes confirmed his move from the Nine Network to Channel 7 for the 2025 season, with colleague and veteran journalist Caroline Wilson doing the same. </p> <p>Now it has emerged that Channel 7 and Triple M commentator Luke Darcy has reportedly decided to walk away from the media industry all together, in the latest AFL shake-up. </p> <p>Darcy, a former ruckman who played 226 games with the Western Bulldogs, joined the media industry in 2007. He was initially with Network Ten before he moved to Channel 7 in 2011 and has since filled a variety of hosting and commentary roles. </p> <p>He also had a long-running breakfast show on Triple M with Eddie McGuire before that ended in 2020.</p> <p>Darcy got attention for his interview during the 2013 Essendon peptide saga and his repetition of the phrase, “say that again”. </p> <p>Now, he is choosing to walk away from the media to focus on his family's varied business ventures, according to the <em>Herald Sun</em>. </p> <p>A few of their business interests include a wellness spa in Bali, pubs and venues in Victoria, as well as a podcast on leadership. </p> <p>The news comes following a series of controversies involving Darcy, who on April this  year, confronted Cornes during a live Triple M radio segment, labelling the former  Port Adelaide midfielder “more mean spirited and nasty to people than anyone in the history of our industry”.</p> <p>The two have since cleared the air, to some extent, with Cornes saying that just last week he had crossed paths with Darcy during a footy game, and Darcy happily passed him some milk for a cup of tea. </p> <p>Wilson was among those that defended Cornes and called Darcy out for being out of line.</p> <p>It is unclear whether the controversy had any impact on Darcy's decision to leave the industry. </p> <p>A few footy fans were having a field day with the news, with one writing on Reddit: “Thank f**k. Insufferable that guy." </p> <p>“Nice bloke probably. But he’s the only actual voice I can’t stand listening to,” added another.</p> <p>“To give some credit he does sound genuinely excited/passionate for the game in much of his commentary," one defended. </p> <p><em>Image: news.com.au</em></p>

Advertising a house is ridiculously expensive in Australia – could that be affecting the property market?

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/james-graham-1264059">James Graham</a>, <a href="https://theconversation.com/institutions/university-of-sydney-841">University of Sydney</a></em></p> <p>Australia has long been one of the <a href="https://www.forbes.com.au/news/investing/sydney-melbourne-adelaide-are-top-10-least-affordable-cities-for-housing/#:%7E:text=Demographia's%20annual%20report%20assesses%20housing,second%20place%2C%20and%20Vancouver%20third.">most expensive</a> places in the world to buy a house. Now, it’s apparently also one of the costliest places to sell one.</p> <p>Recent <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">reporting</a> in the Guardian has raised concerns about the market dominance of Australia’s two main real estate advertising websites, realestate.com.au and Domain.</p> <p>Facing little competition, the largest – realestate.com.au – appears to have <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">significantly increased its fees</a> in recent years, while thwarting disruptive innovations from smaller competitors.</p> <p>Why does that matter? Because when it comes to selling a house, Australia <a href="https://www.theguardian.com/australia-news/2024/sep/16/real-estate-website-fees-australia">stands out</a> globally. In most other countries, any advertising costs are tiny or bundled in with agent fees.</p> <p>Here, along with only <a href="https://www.theguardian.com/australia-news/2024/sep/16/the-symbiotic-relationship-that-makes-selling-a-house-in-australia-so-damn-expensive">Sweden and New Zealand</a>, home sellers pay their own advertising costs in addition to real estate agent fees and commissions.</p> <p>This advertising can be expensive – up to several thousand dollars for a single property listing. But it also seems necessary, with a lack of alternative platforms offering comparable reach.</p> <p>Setting aside the problems of monopolistic pricing behaviour, what are the economics of high and rising real estate advertising fees? Do home sellers get value for the money they spend on advertising? And what might be the impacts of these fees on the Australian housing market?</p> <h2>Is advertising on big platforms worth it?</h2> <p>First, it’s worth asking whether real estate advertising is actually effective and whether bigger platforms are better.</p> <p>To explore these questions, a group of US-based economists <a href="https://www.aeaweb.org/articles?id=10.1257/aer.99.5.1878">studied</a> the outcomes of advertising on a large platform favoured by real estate agents in the United States called the “multiple listing service”, compared with a smaller for-sale-by-owner platform.</p> <p>The study found no differences in eventual home sales prices between the two platforms. But properties on the multiple listing service were more likely to sell and spent less time on the market.</p> <p>However, the size of the advertising platform didn’t explain these benefits. Rather, the different platforms appealed to buyers and sellers with varying patience levels. This variation in willingness to “wait-and-see” affected the time it took to sell.</p> <p>Translated to the Australian context, that raises questions about the value for money of advertising on a larger platform – which here, unlike the US, attracts significant fees.</p> <h2>Housing markets are ‘search markets’</h2> <p>Next, we need to consider how high costs of advertising property might affect the housing market more broadly.</p> <p>Housing markets fall into a category called “search markets” within economics. Sellers seek buyers, and buyers seek sellers offering up properties that meet their required criteria.</p> <p>The economics of search markets have been extensively studied by the likes of <a href="https://www.nobelprize.org/prizes/economic-sciences/2010/summary/">Nobel laureates</a> Peter Diamond, Dale Mortensen and Christopher Pissarides. Their insights highlight the key factors that determine search market outcomes.</p> <p>Sellers consider the costs of listing an item for sale (such as advertising) and the time it takes to find a buyer. Buyers, on the other hand, consider their alternatives to buying (such as renting) and the time it might take to find a suitable seller.</p> <p>The likelihood of a sale – and how long everything will take – depends on the number of potential buyers relative to sellers. The sales price is then negotiated after meetings between the two.</p> <p>This gives us a framework to speculate about how Australia’s high – and increasing – costs of advertising real estate could be affecting the broader housing market on both sides of this equation.</p> <h2>Costs can affect both supply and demand</h2> <p>On the supply side, high fees reduce the net financial benefit of selling a home, which could discourage homeowners from listing their properties. All else being equal, this could lead to fewer properties on the market, shorter selling times, and higher prices for the properties that are listed.</p> <p>But we can predict some effects on the demand side, too.</p> <p>High fees also reduce the net benefit of buying a home, as current buyers expect to be sellers in the future. These costs are likely to be even more pronounced for property investors, who buy and sell property more frequently than homeowners.</p> <p>Anticipation that selling costs will be high in the future could suppress the demand for housing, reducing prices and increasing the time it takes to sell a property.</p> <p>Interestingly, <a href="https://www.nber.org/papers/w32855">recent research</a> from the US suggests that these demand-side effects might outweigh the supply-side effects.</p> <p>Economists studied the impact of a series of court decisions that forced the National Association of Realtors to reduce real estate agent fees. They found lower fees increase the lifetime benefits of homeownership, which leads to a significant increase in house prices.</p> <p>Significantly, that suggests lowering the costs of selling property – including advertising – could increase property values.</p> <h2>Just one part of the housing story</h2> <p>High prices in any area of economic life are likely to rankle our sense of a fair deal. High fees for advertising real estate have an obvious immediate impact on a home seller’s wallet.</p> <p>But the nuanced flow-on effects to the broader housing market are harder to tease out. They are also likely to vary across different property markets within Australia. Commentators and policy makers should think carefully before leaping into action in this area.</p> <p>In the meantime, advertising fees are one more thing to keep an eye on as Australian housing costs continue to rise.<!-- Below is The Conversation's page counter tag. "Violent threats": The Block star opens up after sudden exit

<p>Paige and Jesse, contestants on the 2024 season of <em>The Block</em>, have finally addressed the intense backlash they've received following their portrayal on the popular reality show.</p> <p>The couple, who became social media’s latest "villains" due to multiple on-screen arguments, have opened up about the toll it has taken on their mental health. Fans of the show have accused the duo of having a "toxic relationship", and some online commentators have left harsh, often cruel comments directed at them.</p> <p>The 27-year-old Paige expressed her dismay at the negativity, calling it "really sad" to see so many of her fellow contestants also receiving hate. “It's just a TV show as well," she told <a href="https://au.lifestyle.yahoo.com/lifestyle/what-you-dont-see-on-tv-the-block-star-on-horrific-consequence-of-being-a-reality-villian-053436673.html" target="_blank" rel="noopener">Yahoo Lifestyle</a>. "I don't think it's appropriate whatsoever.”</p> <p>The attacks have gotten so bad that Paige revealed that Jesse has taken control of her Instagram to filter hateful messages, and she has deleted her Facebook presence completely, to avoid the barrage of negativity.</p> <p>In her interview with Yahoo Lifestyle, Paige revealed how serious the situation has become, explaining that the constant harassment has led her to turn off comments on her social media to safeguard her “sanity”. “I've had a lot of death threats, violent threats, and nasty comments that are unimaginable. I turned the comments off for my own wellbeing,” she said, explaining that the online abuse began almost immediately after the first episode aired.</p> <p>While Channel Nine has provided counselling and mental health resources for them, Paige says that her biggest support has come from her family and from Jesse. Her family, who have moved in with them temporarily, have been a source of strength, with Paige explaining that her brother also experienced severe online bullying when they were younger. “I think just being around grounded people, it's a lot harder to fall into those traps,” she shared.</p> <p>Jesse also opened up about the difficulties of watching themselves on TV, admitting that the negative portrayal has made them question their self-identity. However, they’ve found comfort in reconnecting with their co-stars, who remind them of the fun, positive moments that weren’t aired. “You start to question yourself when you’re watching yourself on TV,” Jesse said, adding that they often reflect on the good times during filming, despite what viewers see.</p> <p>Despite the negative attention, Paige and Jesse have also experienced an outpouring of support. Following Paige’s <a href="https://www.tiktok.com/@paigebeechey" target="_blank" rel="noopener">candid three-part TikTok series</a>, where she revealed details about their experience on the show and their decision to leave on bad terms, the couple received a flood of encouraging messages. “The response that I got was pretty huge,” Paige said. “I received so many wonderful messages from women, men, current contestants, past contestants.”</p> <p>Jesse echoed her sentiments, sharing that for every few negative comments, there were significantly more positive ones. “It’s like, okay, there actually are people who understand and care and realise that it's more than just a show,” he said.</p> <p>As part of her post-exit TikTok series, Paige levelled a parting shot at the long-running renovation show itself, saying “The Block is over to me. <p>Ian Thorpe has recalled the moment an irregular drug test almost upended his life and destroyed his reputation. </p> <p>The Aussie swimming legend opened up about a few key moments in his personal life that coincided with the height of his swimming career in a tell-all new book. </p> <p>The 41-year-old athlete singled out the drug test chapter as one of the darkest moments of his career in a new book Profiles In Hope, written by former NSW Liberal leader John Brogden.</p> <p>In 2006, Thorpe underwent a routine drug test that returned an irregular result, with French newspaper <em>L’Equipe</em> reporting that he had returned an unusual level of testosterone.</p> <p>However, results also showed a hormone called leutenising hormone, another naturally occurring substance.</p> <p>The news of the test gained international attraction, and resulted in Thorpe launching a lawsuit against the newspaper.</p> <p>“An irregular test isn’t uncommon. They happen. So firstly, no one should know that information to begin with,” Thorpe says in the book, according to the <em><a title="www.dailymail.co.uk" href="https://www.dailymail.co.uk/sport/olympics/article-13845887/Ian-Thorpe-goes-public-never-heard-devastating-admission.html">Daily Mail</a></em>.</p> <p>“An irregular test means nothing. An irregular test gets thrown out."</p> <p>He said at the time the speculation that he was a cheat was “so upsetting” and the way the information was leaked to French journalist made him feel “deeply alarmed”.</p> <p>He also admitted that during the media storm around the testing, he did not want to leave his home and says now he had thoughts about taking his own life and staging it as an accident.</p> <p>The “Thorpedo” now has the tools in place for his mental health to look back and think he could have handled it better. </p> <p>“In that kind of state, you’re entirely irrational, your logic is warped,” he tells Brogden.</p> <p>“It’s only in the periods when you have clarity of mind, when your mental health is good, that you can actually reflect on things and say, ‘Well, I could have done this’. </p> <p>“I realised what I was doing wasn’t working, and that I needed help. So I got that help, and even though I was still in a long-term depressive state, I got better. I wasn’t at the point of suicide.”</p> <p><em><strong>Need to talk to someone? Don't go it alone. "I don't call that a life": Couple sign up to die in double suicide pod

<p><em><strong>Warning: This article contains sensitive content that some readers may find distressing. </strong></em></p> <p>A couple from the UK has signed up to be the first to die in a double suicide pod, invented by an Australian doctor, after 46 years of marriage.</p> <p>Peter and Christine Scott, from Suffolk in England’s east, have shared their plans to travel to Switzerland to die together after Ms Scott, a former nurse, was diagnosed with early-stage vascular dementia.</p> <p>After meeting at a jazz club, the pair married 46 years ago, and shared that they have opted out of potentially years of hospital treatment and the crippling costs of care which could eat into their life savings. </p> <p>“We have had long, happy, healthy, fulfilled lives but here we are in old age and it does not do nice things to you,” Mr Scott, 86, told<a title="www.dailymail.co.uk" href="https://www.dailymail.co.uk/news/article-13825105/Former-RAF-engineer-nurse-wife-sign-British-couple-use-double-suicide-pod-Switzerland-dementia.html"> <em>The Daily Mail</em></a>. </p> <p>“The idea of watching the slow degradation of Chris’s mental abilities in parallel to my own physical decline is horrific to me,” the former Royal Air Force pilot added. </p> <p>“Obviously I would care for her to the point I could not, but she has nursed enough people with dementia during her career to be adamant she wants to remain in control of herself and her life”.</p> <p>“I would not want to go on living without her,” he said of his 80-year-old wife. “I don’t want to go into care, to be lying in bed dribbling and incontinent – I don’t call that a life”.</p> <p>As English law does not allow for euthanasia, the couple have planned their trip to Switzerland for the procedure, where Ms Scott has planned out her final days with her husband. </p> <p>“I’d like to go walking with Peter in the Swiss Alps, by a river. I’d have a beautiful plate of fish for my last supper, and enjoy a great bottle of Merlot,” she said. </p> <p>“I’d make a playlist including <em>Wild Cat Blues</em> and <em>The Young Ones</em> by Cliff Richard and I’ve found a poem called <em>Miss Me But Let Me Go</em>, which sums up exactly how I feel”.</p> <p>The suicide pod, known as Sarco, can be turned on with a simple flick of a switch from inside the futuristic capsule that resembles a modern car.</p> <p>The machine was invented by Australian Dr Philip Nitschke, who has long been behind a number of initiatives to allow legal euthanasia in Australia.</p> <p>The 3D printed Sarco capsule ends the lives of those inside by pumping the pod with nitrogen which replaces the oxygen in the pod, which renders the occupants unconscious within about a minute without, its claimed, any panic or distress. </p> <p>With falling oxygen, the person eventually suffocates.</p> <p>Dr Nitschke said the machine is activated by a button from inside the pod. </p> <p>“The capsule for two people works exactly the same as the single Sarco but there is only one button so they will decide between them who will push it,” he told <em><a title="www.dailymail.co.uk" href="https://www.dailymail.co.uk/news/article-13825105/Former-RAF-engineer-nurse-wife-sign-British-couple-use-double-suicide-pod-Switzerland-dementia.html">The Daily Mail</a></em>. </p> <p>“Then they’ll be able to hold each other”. </p> <p><em>Image credits: Courtesy of Exit International</em></p>

‘It’s time to give up on normal’: what winter’s weird weather means for the warm months ahead

It followed a <a href="https://www.9news.com.au/national/australia-weather-update-nsw-and-victoria-damaging-winds-high-fire-danger-warnings/0f9b19d8-dc81-44c9-8df4-679cbb67c055">high fire danger</a> in Sydney and other parts of New South Wales last week, and <a href="https://www.abc.net.au/news/2024-08-28/fire-grass-emergency-warning-firefighter-horningsea-park/104281180">a fire in south-west Sydney</a> that threatened homes.</p> <p>The severe weather rounds out a weird winter across Australia. The nation’s <a href="https://www.theguardian.com/australia-news/article/2024/aug/26/winter-heat-records-broken-as-australia-set-for-more-temperatures-over-10c-above-average">hottest ever winter temperature was recorded</a> when Yampi Sound in Western Australia reached 41.6C on Tuesday. Elsewhere across Australia, winter temperatures have been <a href="https://www.theguardian.com/australia-news/article/2024/aug/28/nsw-weather-forecast-fire-danger-warnings-sydney-bom">way above average</a>.</p> <p>We can look to the positives: spring <a href="https://www.theguardian.com/australia-news/article/2024/aug/26/australias-early-spring-brings-budding-flowers-chirping-birds-and-climate-alarm">flowers are blooming early</a>, and people have donned t-shirts and <a href="https://www.smh.com.au/environment/climate-change/spring-comes-early-after-warm-winter-with-more-heat-on-the-way-20240828-p5k63i.html">hit the beach</a>. But there’s a frightening undercurrent to this weather.</p> <p>Earth’s climate has become dangerously <a href="https://science.nasa.gov/climate-change/extreme-weather/">unstable</a>, and it’s only a matter of time before we get the bad combination of hot and dry weather, strong winds and a spark. None of this should come as a surprise. The sooner we stop expecting Australia’s weather to be “normal”, the sooner we can prepare for life in a wild climate.</p> <figure><iframe src="https://www.youtube.com/embed/003XSg5AZBk?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe></figure> <h2>The green is deceiving</h2> <p>The landscape around Sydney – and in fact, across much of south-east Australia – is very green at the moment. That’s because we’ve had a couple of years of good rains which triggered an explosion of vegetation growth.</p> <p>The below NASA satellite image reveals the picture in stark detail. It’s certainly lush out there at the moment.</p> <p>But the problem with climate change is that weather conditions can turn on a dime. This August was a case in point. At month’s end, much of Australia was hit by a record-breaking heatwave and <a href="http://www.bom.gov.au/australia/charts/synoptic_col.shtml">damaging winds</a> – conditions that can dry out a green landscape with devastating efficiency, turning it into fuel for a bushfire.</p> <p>The dangerous fire weather that struck Sydney this week came as a surprise to many. But in reality, these abnormal conditions are the new normal.</p> <p>We must open our minds to this, if we want to be prepared.</p> <h2>A climate off the rails</h2> <p>The year 2023 was Earth’s <a href="https://www.climate.gov/news-features/featured-images/2023-was-warmest-year-modern-temperature-record#:%7E:text=The%20year%202023%20was%20the,decade%20(2014%E2%80%932023).">hottest on record</a>. And <a href="https://www.carbonbrief.org/state-of-the-climate-2024-now-very-likely-to-be-warmest-year-on-record/">2024 looks likely</a> to be hotter still.</p> <p>In Australia, the last 12 months have provided all the evidence we need that our climate is wobbling on its rails.</p> <p>In October 2023, Victoria’s Gippsland region suffered unseasonably early bushfires, then soon after battled <a href="https://www.abc.net.au/news/2023-12-05/gippsland-fires-and-multiple-floods-breeding-resilience/103179368">heavy rain and flooding</a>.</p> <p>And Tasmania, where I live, <a href="https://www.abc.net.au/news/2024-03-07/tas-drought-conditions-as-dry-tasmania-looking-very-brown/103546058">has been gripped by drought</a>. This February was Hobart’s third driest in 143 years. But over the weekend we were hammered by a <a href="https://www.abc.net.au/news/2024-09-01/tas-flood-warnings-severe-weather-sunday/104296092">deluge of rain and wind</a>.</p> <p>This climate instability is setting up bad fire conditions. Not everywhere in south-east Australia will be hit by fire, but it will happen somewhere. It could be the hinterlands or the coast. It will depend on how our erratic climate behaves in the coming months.</p> <p>Let’s stick with the Tasmania example. Sure, the surface soils are now nicely saturated. But that will lead to a burst of grass and other vegetation in spring. If the dry weather returns and the temperatures heat up in summer, the fine fuels will dry out and become dangerously combustible.</p> <p>All we need then is a windy day and a spark, and a nightmare fire will soon be racing across the landscape.</p> <h2>Canada on fire</h2> <p>Of course, Australia is not the only country facing climate instability and a worsening fire risk.</p> <p>Canada suffered a catastrophic wildfire season in 2023 – one of the most severe on record. It burnt almost 15 million hectares and forced the evacuation of 232,000 people.</p> <p>Smoke produced by the fires affected communities up to 1,000 km away, such as in southern Canada and on the east coast of the United States.</p> <p>A <a href="https://www.nature.com/articles/d41586-024-02653-6">recent paper</a> in the journal Nature Communications outlined why. It pinpointed early snowmelt, early-season drought conditions and intense heat. In fact, the average temperature in Canada from May to October last year was 2.2°C higher than the 30-year average.</p> <p>The researchers said human-caused climate change exacerbated the fire’s effects. It went on:</p> <blockquote> <p>The disproportionate effect a few days of extreme weather can have on the total area burned is also evident in this fire season, leading to worrisome prospects given projected future conditions.</p> </blockquote> <h2>Normal no longer exists</h2> <p>It’s always been difficult to forecast fire seasons in Australia, due to our natural climate variability.</p> <p>But now we are seeing climate instability <a href="https://www.csiro.au/en/research/environmental-impacts/climate-change/state-of-the-climate/previous/state-of-the-climate-2018/australias-changing-climate">layering over itself</a>: background dryness, wet seasons bringing a proliferation of fuels, and above-average temperatures.</p> <p>Eventually we’ll get unlucky and experience extremely strong winds thrown into the mix. That’s when catastrophic fires are most likely to occur.</p> <p>As we saw in the <a href="https://theconversation.com/australias-black-summer-of-fire-was-not-normal-and-we-can-prove-it-172506">Black Summer of 2019–20</a>, and again in Canada last year, some fires are so intense they completely overwhelm fire suppression strategies.</p> <p>Under climate change, the likelihood of getting a bad combination of weather conditions is increasing. So what’s the remedy?</p> <p>Australia really must start making our communities more resilient. Serious and sustained adaptation is needed. As my <a href="https://www.science.org/doi/full/10.1126/science.adi8066">research has outlined</a>, this requires the careful integration of:</p> <ul> <li>community education programs</li> <li>research and development to design fire-safe homes, gardens, communities and bushland</li> <li>incentives and penalties to ensure adaptation measures are implemented.</li> </ul> <p>As this winter has shown, Australia’s climate is entering a different phase. "Fresh chapter": Channel 7 reveals new star line-up

<p>Channel 7 has revealed yet another shake-up in its news presenter lineup, following months of significant reshuffles and the departures of several high-profile television personalities from the network.</p> <p>On Sunday, the network announced what it described as a "fresh chapter" for its 7News Sydney team, with veteran broadcasters Angela Cox and Mark Ferguson appointed as co-anchors for the flagship 6pm bulletin.</p> <p>Cox, who has served as a weekend news co-presenter for the past four years, temporarily filled in for Ferguson while he was on leave during the Olympics. This period of transition occurred amid a series of changes initiated by Seven's news and current affairs director, Anthony De Ceglie.</p> <p>The timing of Ferguson's leave had sparked speculation about his future at the network, particularly against the backdrop of reported cost-cutting measures due to a significant drop in ad revenue. However, the latest announcement puts those rumours to rest, affirming Ferguson's continued role at the helm of 7News Sydney.</p> <p>Cox, who has spent two decades with Channel 7, including a notable seven-year tenure as a foreign correspondent in the US, expressed her excitement about the new role. "Mark’s warmth, integrity and authority behind the news desk has rightfully earned him a loyal following," she said. "He’s also a great bloke, always professional, very funny and a great husband and family man.</p> <p>"The news landscape has changed so much. The way we consume news is radically different now than even 10 years ago and 7NEWS is evolving too."</p> <p>Cox is set to co-anchor her first bulletin with Ferguson on Sunday, September 8, following his return from filming a special series of news reports.</p> <p>Ferguson, who has been the face of the 7News Sydney bulletin for a decade, celebrated his 40th year in the media industry in February. His vast experience and reputation as one of Australia's most trusted news voices make him a key figure in this new co-anchor format.</p> <p>"This new co-anchor approach brings a new sense of dynamism, innovation, and flexibility to the hour-long program," said De Ceglie in a statement. "I am incredibly excited to see Mark and Angela work together."</p> <p>Sunday's announcement is the latest in a series of changes within Channel 7's newsrooms. In July, star Brisbane newsreader Sharyn Ghidella <a href="https://www.oversixty.com.au/entertainment/tv/apparently-my-time-is-up-veteran-channel-7-anchor-s-abrupt-departure" target="_blank" rel="noopener">was unexpectedly axed</a> after nearly two decades with the network, a move she revealed on social media after being informed of her departure while at a hairdresser's appointment.</p> <p>August saw the departure of veteran sports presenter Shane Webcke from the news desk, though he will continue contributing NRL insights for the network. 38-year-old message in a bottle washes up on beach

<p>A message in a bottle written almost 40 years ago has been discovered by a four-year-old at a beach in Perth. </p> <p>Meg Prideaux took her son Leo, 4, “looking for treasure” at the beach in their hometown of Lancelin, when he spotted the bottle with a rolled-up note inside.</p> <p>“We brought it home and we waited for my daughter and my husband to come home, but we couldn’t get it open,” she said.</p> <p>“There was a bit of corrosion and a few barnacles had started to grow, so it had been there for a while.”</p> <p>After a bit of trouble, they got the bottle open and unfurled the soggy, but still legible, letter and found it dated from 1985. </p> <p>The message had been written 39 years ago by then-teenagers Joanne Hunter and Louise Pocock, who were 15 when they wrote the note while on holiday. </p> <p>Their note came with a simple request — that anyone who finds the bottle send a return letter to the girls in suburban Perth.</p> <p>With the help of <a href="https://7news.com.au/news/message-in-a-bottle-thrown-into-sea-in-1985-washes-up-on-wa-beach-c-15876207" target="_blank" rel="noopener"><em>7News</em></a>, Meg and Leo Prideaux were able to track down Joanne Hunter, who is now Joanne Evans and aged 54.</p> <p>“I was like, ‘Oh my god. Is that really that?’ I haven’t thought about that in forever,” Evans said.</p> <p>“We wrote it at night and sealed it with wax and then we actually swam it out into the water because, at first, we threw it from the beach and it kept washing back in, so we swam out the next morning."</p> <p>“My family had a beach house directly across the road and Louise came with my family for the school holidays. She was always full of excitement and had such a great imagination, it was her idea to do it.”</p> <p>Pocock died of leukaemia six years ago but her sister, Sarah Martin, said she would have enjoyed “such a kick” knowing the message had been found.</p> <p>“Oh, she’d be so happy, she really would — especially that a little boy found it as well after 39 years just sitting in the sand,” Martin said.</p> <p>“She was a really great, fun, happy-go-lucky sort of person and really did well in her life, very artistic and creative, and she met a wonderful man and married him and had a beautiful little girl.</p> <p>“As time goes on, you feel like they’re slipping further away from you and then this message is such a wonderful thing that just came out of the blue.”</p> <p>The Prideaux family now plan to meet Evans to return the bottle and the message to its original author some time in the near future.</p> <p><em>Image credits: 7News / Prideaux family</em></p>

Restaurant charges diners $95 to slice up birthday cake

<p>A restaurant in Italy has been slammed online after charging a group of diners a hefty cost to simply cut a birthday cake into slices. </p> <p>A family attended the high-end restaurant in the southern area of ​​Arezzo to celebrate their mother's birthday, after they had asked the restaurant in advance if they could bring in an outside cake.</p> <p>After enjoying their meal, which came to a whopping €659 or $1,083 AUD, they were slapped with another fee of €58 or $95 to cut the cake and bring it to the table.</p> <p>Local news outlet <em><a href="https://corrierefiorentino.corriere.it/notizie/24_agosto_26/arezzo-ristorante-chiede-58-euro-solo-per-tagliare-la-torta-lo-scontrino-diventa-virale-e-il-gestore-quasi-si-scusa-267975fd-2227-4beb-9621-3bffb3aa4xlk.shtml" target="_blank" rel="nofollow noopener">Corriere Fiorentino</a></em> reported that the cost of slicing the cake was more than the cake itself.</p> <p>Two of the dinner guests shared the story of the expensive fee on a local Facebook page, claiming the restaurant said it is the rule of their establishment and they were required to pay it. </p> <p>The owner of the restaurant told the Italian media site, "We do not charge a cover charge and we mainly serve dishes of our own production, so we try to discourage those who bring things from outside." </p> <p>"If we consider that in Arezzo the average cover charge is 2.5 euros per person, there is not such a big difference," they said as they explained the group of diners was 13 people. </p> <p>"My restaurant has to pay for the waiter who serves at the table, the dishwasher and other related services. We have to recover them somehow."</p> <p>However, the owner did admit, "I wasn't there that evening and my employees were perhaps too fussy in managing the situation that had arisen, perhaps cutting the usual price a little or even not charging anything for the cake." </p> <p>"Better 50 euros less and people going home happy than this misunderstanding in which we are all damaged."</p> <p><em>Image credits: Corriere Fiorentino / Shutterstock </em></p>

"I was going to die": Grant Denyer's brutal wake up call

<p>Grant Denyer has spoken candidly about a brutal wake up call he received from a doctor, when he was told he would die if he didn't start looking after himself. </p> <p>The TV host opened up on the <em>Mental As Anyone</em> podcast about how he would repeatedly push himself too far, and the moment he was forced to reevaluate his priorities. </p> <p>“I was skinny as a rake and unhealthy as hell and the doctor said my organs were running at about seven per cent,” Denyer told the podcast.</p> <p>“He goes, ‘if you don’t do something about this in the next four weeks, you’re going to die. It took two lessons for me to realise that I had to change my mindset and how I was approaching life and what I prioritised as important until I learned the lesson and I feel like if I hadn’t learned it the second time, it would have been fatal the third.”</p> <p>The first lesson came to Denyer in the form of a brutal car crash, and the second being chronic fatigue telling him his body needed to stop. </p> <p>“I broke my back, which I firmly now believe was not as a result of jumping seven cars in a monster truck but as a result of ignoring all my bodily signs, ignoring all the signals my body was trying to give me to slow the hell down,” he said. </p> <p>“You can’t sustain this pace and this grind and this aggressive chase for the next rung of the ladder, because you will die. As my body was deteriorating and my mental health was deteriorating, the monster truck crash came along to sit me on my arse.”</p> <p>Denyer also opened up about having to rely on prescription painkillers after his car accident, and how he struggled battling the pain and the effects of the medication. </p> <p>“It messed with me instantly and majorly,” he said. “To give you an idea, the moment you close your eyes at night time, you fall into your worst nightmares every time instantly and you can’t differentiate between dream and reality so when you wake up, you firmly believed what you have just dreamt, indeed actually just did happen. It was horrible.”</p> <p>"It is important to reflect on because it is the lows that make the highs and those euphoric moments feel high and that was one of the lows. I think in recognising (and) giving voice to those moments of low, that you can celebrate mediocre a lot more and enjoy that.”</p> <p><em>Image credits: Instagram </em></p>

How fear of missing out can lead to you paying more when buying a home

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/park-thaichon-175182">Park Thaichon</a>, <a href="https://theconversation.com/institutions/university-of-southern-queensland-1069">University of Southern Queensland</a></em></p> <p>The property market is a competitive space where finding a nice home, in the area you want, at a price you can afford is a hard ask.</p> <p>With buyers outnumbering available properties, the pressure is even greater causing some would-be buyers to develop <a href="https://health.clevelandclinic.org/understanding-fomo">a fear of missing out</a> (FOMO) and to make irrational decisions.</p> <p>FOMO might make you worry others are finding nicer homes and getting better deals, or that prices will rise to the point where you are priced out of the market altogether. This could cause you to pay too much or to buy a property in an area unsuitable for your needs.</p> <p>Then there is <a href="https://www.psychologytoday.com/au/blog/counseling-keys/202103/overcoming-fear-of-making-mistakes">fear of making a mistake</a> (FOMM), which can also cause problems if you’re a home hunter. You might be reluctant to bid or to negotiate because you are afraid of choosing the wrong property or paying more than it’s worth.</p> <h2>Problems caused by FOMO and FOMM</h2> <p>The principles of contagion theory, crowd psychology and the scarcity principle we identified in <a href="https://onlinelibrary.wiley.com/doi/epdf/10.1111/ijcs.12649?casa_token=271MN72XdP8AAAAA%3AfhYF_2yUJtM7KGv5jvFdXn5UsXQLkMcIM_F6hffYa30QaSdRivjf2mhFX-cr5C7ttCuLl1-e2OFYXBA">our research</a> on panic-buying during the pandemic, can be applied to any purchasing decisions. In this instance we applied them to buying properties in a competitive housing market.</p> <p><a href="https://www.communicationtheory.org/contagion-theory/">Contagion theory</a> applies when people act irrationally under the influence of a crowd. <a href="https://www.bestvalueschools.com/faq/what-is-crowd-psychology/">Crowd psychology</a> is similar but relates to how a crowd behaves in certain circumstances, while <a href="https://www.indeed.com/career-advice/career-development/scarcity-principle">scarcity principle</a> is the idea if there are fewer items available, their value increases.</p> <p>Each of these can increase the likelihood of several behaviours when purchasing a property. These include:</p> <ul> <li><strong>Underbidding and overbidding</strong></li> </ul> <p>Fearing other buyers might get the house, house hunters might get caught up in a bidding war and end up paying more than planned.</p> <p>Conversely, buyers with FOMM might fear spending too much so bid too low to start with and risk losing the house.</p> <ul> <li><strong>Following the crowd and peer pressure influence</strong></li> </ul> <p>Buyers might feel <a href="https://link.springer.com/article/10.1007/s11403-021-00324-7">pressured to buy</a> in a certain area because it’s popular, even if it is not best fit for them. This can lead to paying more for a house just because others are doing the same.</p> <ul> <li><strong>Delaying decisions</strong></li> </ul> <p>FOMM can lead to <a href="https://onlinelibrary.wiley.com/doi/abs/10.1111/ijcs.12990?casa_token=ZhJnLBOwVxUAAAAA%3AW5haHZKSA1rFQsRNdvw0liOoyvdxl0OrFR2phkhGfYC6TnWRv9EsnV-N8w52CmcnAVb8X2yU1obpIjKx">taking too long to decide</a>. This delay can mean missing out on good deals or being forced to rush into a decision and end up overpaying.</p> <ul> <li><strong>Avoiding negotiation</strong></li> </ul> <p>Some buyers might avoid negotiating the price or special conditions such as building and pest inspections and finance approval because they fear the seller will reject their offer. This can result in paying more than they need to if there are problems later.</p> <ul> <li><strong>Excessive inspections and appraisals</strong></li> </ul> <p>While inspections and appraisals are important, too many can suggest indecisiveness driven by fear, resulting in wasted money on unnecessary assessments, and more importantly, wasted time and delayed decisions.</p> <h2>Removing fear from the buying process</h2> <p>Start with thorough research and preparation by learning about different neighbourhoods and house prices. The history of properties and suburbs can be found for free on property websites and is a good place to start.</p> <p>Seek professional guidance from real estate agents or financial advisers to help you through the process.</p> <p>Get insights on market trends from an agent from a selling company or bank to help find homes that meet your criteria. Keep in mind these agents will get some form of incentive from your purchase.</p> <p>All the big banks or loan officers can provide free property reports on specific properties or suburbs.</p> <p>Don’t forget to check council mapping and water authority documents to check for potential future road projects and other developments and for an area’s flood rating.</p> <p>Perform due diligence by thoroughly inspecting properties and reviewing contracts to ensure they meet your needs and are a good investment.</p> <p>For example, it is a good idea to hire a home inspector to check for any hidden issues before making an offer.</p> <p>Another common mistake made by most buyers is not asking their <a href="https://www.qld.gov.au/law/housing-and-neighbours/buying-and-selling-a-property/buying-a-home/before-you-start-looking/appointing-a-solicitor">solicitor</a> to check and give suggestions before signing a contract or offer.</p> <p>A solicitor can check the sale contract before you sign, review the disclosure documents, give advice on your mortgage contract, carry out title searches and explain the results and explain how the purchase may affect your liability for land tax.</p> <p>Do some contingency planning by preparing for unexpected price increases and for the presence of other strong bidders to reduce anxiety about making the wrong decision. Setting aside extra funds could help deal with higher than expected prices or unexpected repairs that need doing.</p> <p>In the end, plan well and make decisions without letting emotions take over. Taking your time to find the right home that fits your budget and goals, rather than rushing into a purchase due to fear of missing out or making a mistake.<!-- Below is The Conversation's page counter tag.
