Tributes flow after young model dies suddenly

<p>A young model has been remembered as the "most beautiful, caring and supportive woman" by her friends after she died tragically in a fatal car accident. </p> <p>Aussie model Elise Hodder, 24, was at a rave with her friends and as they were leaving the venue in Melbourne in the early hours of Sunday morning, she was hit by a vehicle that allegedly reversed at speed in a car park.</p> <p>Two others were also hit in the accident, as a 26-year-old woman was taken to hospital with serious injuries to her lower body, while a 25-year-old man was also struck but escaped unharmed.</p> <p>According to police, Hodder was pronounced dead at the scene. </p> <p>Prior to the accident, the young model appeared in New York's <em>Vanguard</em> Magazine, as well as many other prominent photo shoots. </p> <p>The 23-year-old man behind the wheel at the time of the crash is accused of having cannabis in his system and police say he allegedly blew three times over the legal blood alcohol content limit.</p> <p>In the wake of the fatal accident, the man has been charged with several offences, including culpable driving causing death, dangerous driving causing death and negligently causing serious injury, as police also allege he was driving without a licence.</p> <p>Tributes have poured in for Hodder after her sudden death, with loved ones sharing memories of the "hilarious" young woman who was "unapologetically herself".</p> <p>Hodder's father said his daughter's death left him "torn apart", as he wrote, "You were the most beautiful, caring and supportive woman."</p> <p>"We will cherish every memory and support all your friends as you always did for others. [I'm] torn apart, but your smile and heartbeat will always be with us. Words can’t even begin to describe the grief that floods her family and friends. I will carry you in my heart forever."</p> <p>Another friend also shared her immense grief on social media, writing, "To know Elise, was to love Elise."</p> <p>"Never have I met someone so hilariously and unapologetically herself. Father reveals alarming details after young model found dead in Sydney brewery

<p>Savana Calvo, 27, was <a href="https://www.oversixty.com.au/health/caring/tragedy-as-young-model-dies-in-popular-brewery" target="_blank" rel="noopener">found dead</a> in the bathroom of Young Henry's brewery in Newtown, at around 11.30pm on Wednesday. </p> <p>As tributes pour in for the young model, her father, Daniel Paul Calvo has revealed that she allegedly received death threats in the week prior to her death. </p> <p>“As her father, I knew very well that she was being harassed and stalked, and I tried to intervene. Although we were very close, daughters only tell their parents so much,” he told <em>The Daily Telegraph</em>. </p> <p>“There’s more and more coming out, she was involved with some dodgy young guys, owed money, and leading up to last week she was getting multiple death threats.”</p> <p>The death threats that were allegedly sent to her will form part of an ongoing investigation into her death, NSW Police have confirmed. </p> <p>Friends and family have paid tribute to the fallen model, and started a GoFundMe page to cover her funeral costs. They said that “those who knew her best, knew that she went through some trying times." </p> <p>“She was a cherished daughter, sister and friend who brought so much love and light into all of our lives.</p> <p>She will be deeply missed by all who knew her.”</p> <p>The fundraiser has since raised over $30,000 for the model. </p> <p><em>Images: Instagram/ Google Maps</em></p>

Tragedy as young model dies in popular brewery

<p>A young woman has died suddenly at a popular Sydney brewery. </p> <p>Savana Calvo, 27 tragically passed away at the Young Henry's brewery in Newtown at about 11.30pm last Wednesday. </p> <p>Her death is not being treated as suspicious, but her loved ones have revealed she had been going through "trying times" before her death. </p> <p>“It is with heavy hearts that we announce the passing of our beloved Savana, 27,” the model's friend Adam St John-Foti wrote online. </p> <p>“She was a cherished daughter, sister and friend who brought so much love and light into all of our lives.</p> <p>“She will be deeply missed by all who knew her.</p> <p>“Those who knew her best, knew that she was went through some trying time these past in recent times that led to her tragic passing.”</p> <p>Friends have rallied around her family, with St John-Foti setting up a <a href="https://www.gofundme.com/f/savana-calvo" target="_blank" rel="noopener">GoFundMe</a> page, which has so far raised over $28,000 to help her family cope with funeral costs. </p> <p>He added that he family were "spellbound" by the outpouring of support. </p> <p>“Your generosity will make a meaningful difference in ensuring that Savana is laid to rest with the dignity, respect, and celebration she deserves,” the page read. </p> <p>“We also appreciate your thoughts, prayers, and messages of support during this difficult time.</p> <p>“Your kindness means the world to Savana’s family as we navigate through our grief.”</p> <p>Another friend of the model has remembered her as a  “smiling and a kind gentle soul” who would  “be missed so much". </p> <p>“Fly high beautiful angel. I haven’t stopped thinking of you since I found out about your passing ... I will miss you Savvy.”</p> <p>Coopers Hotel, another Newtown institution has also paid tribute to Calvo, saying: “It is with heavy hearts that Newtown grieves the loss of a beloved member of its community Savana C." </p> <p>“Sav’s family has started a go fund me to help with funeral costs, please donate if you can.”</p> <p>Young Henrys was closed to the public on Thursday with police spotted on the outside. Petition launched for Miss Universe Australia to step down

<p>A petition is calling for Australia’s Miss Universe Moraya Wilson to step down, following reports that her parents owe $45 million to creditors. </p> <p>According to the Australian Securities and Investments Commission (ASIC) her parents, Anton and Melinda Wilson, owe $45 million to creditors following multiple company liquidations. </p> <p>They also owe $21 million to the tax office, with Anton Wilson due in court next month for knowingly signing a false declaration and defrauding creditors of a bankrupt, according to <a href="https://www.news.com.au/finance/business/other-industries/calls-for-miss-universe-australia-to-step-down-amid-reports-her-family-owes-up-to-45m-to-creditors/news-story/092c8e7e789b2749d5853f7b6dccf535" target="_blank" rel="noopener"><em>news.com.au</em></a>.</p> <p>So where does Moraya come into all of this? </p> <p>It is reported that she is the director of 10 companies that ASIC is looking to have struck off the business register, although she has denied any knowledge of, or involvement in the businesses. </p> <p>Moraya said that she had “tendered my resignation from all of the companies”.</p> <p>However, Anton Wilson's bankrupt trustee Nicholas Crouch, claims that Moraya was listed as the sole director of these 10 companies so that the family business can continue to run despite her parent's bankruptcies. </p> <p>In a submission to a parliamentary inquiry into ASIC lodged last year, Crouch wrote: “21-year-old daughter is now nominated as the director of the family construction group.</p> <p>“It would appear the family business has not been disrupted by strategic bankruptcies and liquidations.”</p> <p>It is also alleged that one of the companies Moraya is a director of owes $13,204 to the Australian Taxation Office, which means that it was operating and trading as a business. </p> <p>Her father claims that when Moraya was 19, and already successful in her modelling career, she wanted “to carve a career in property development”, so he offered her “general father-daughter advice”. </p> <p>“I just politely, as a father does to his daughter, said ‘I’ll help you get into business’. Pretty simple,” Anton said. </p> <p>Now, a Change.org petition has been launched by a member of the public, calling for her to step down as Australia’s top model.</p> <p>The petition reads: “Miss Universe is an international competition that empowers women and promotes diverse representations of beauty across the globe. This beauty goes beyond appearance and includes character and personality …”</p> <p>However,  Moraya said that she still intends to compete in the international pageant later this month. </p> <p>“I have become aware of a petition,” she said.</p> <p>“I intend to fulfil my duties as Miss Universe Australia to the best of my ability with the full support of The Miss Universe Australia management.”</p> <p>The organiser of the Miss Australia pageant, Troy Barbagallo also said that the controversy was “none of my business," and remains certain of his choice of Moraya as Australia’s top model.</p> <p>“There is (a) wide range of criteria and a large selection committee who found Moraya to be the best person for the job among 24 exceptional women and we stand by that decision,” he said. </p> <p>The model is set to travel El Salvador later this month for the international pageant. </p> <p><em>Images: Instagram</em></p>

Elle Macpherson marks major 20-year milestone

Elle Macpherson reveals the one thing that “transformed” her life

<p>Elle Macpherson, who is known for her record five cover appearances on Sports Illustrated, has shared her age-defying secrets to looking “flawless” in her 50s.</p> <p>The supermodel, who earned the nickname “The Body” in the 1980s, took to her Instagram stories to share the one practice that “transformed” her life.</p> <p>“When I turned 50, I just wasn’t feeling very well and I wasn’t looking very well. I noticed my skin, hair, and weight … I was just not feeling inspired, I had sugar cravings, and poor digestion,” she admitted in a snippet of a past interview with <em>NBC’s</em> Megyn Kelly.</p> <p>“So I went to my nutritionist and said, ‘Listen, something is wrong. I need to address my lifestyle.’</p> <p>“She said I was taking a lot of synthetic vitamins so she put me on a powerful multivitamin, prebiotic, and probiotic powder.</p> <p>“So I started taking it because I was kind of malnourished and I wasn’t sleeping much and I wasn’t eating enough fruit and vegetables and I was drinking too much coffee.”</p> <p>She revealed that after one month of being on the nutrition plan and taking natural multivitamins the changes were so visible that it changed her life.</p> <p>“I saw such a change and my friend, who is now my CEO, said, ‘What are you doing? You look amazing,’” she recalled.</p> <p>Macpherson then went on to co-found her own natural supplement and wellness business, WelleCo, with Andrea Horwood.</p> <p>The supermodel strongly believes in the benefits of good gut health and using plant-based products for their wellness.</p> <p>In a previous interview with <em>Body+Soul</em> she also revealed that aside from her physical health, she also takes care of her mental and spiritual health through meditation.</p> <p>“I take care of my mind, body and spirit every day with breath practice and meditation,” she told the publication.</p> <p>“My daily practice includes meditating in the morning for around 25 minutes — either guided, or in silence.</p> <p>“I try to live my life in a perpetual flow of meditative connection rather than just at specified times.”</p> <p><em>Images: Instagram</em></p>

“I am not ashamed”: Aussie model shuts down her wedding dress critics

<p dir="ltr">Australian model Ellie Gonsalves has spoken out against the wave of negativity surrounding her wedding look, putting pen to paper for <em>9Honey</em> to highlight the sheer importance of universal bodily autonomy. </p> <p dir="ltr">As Ellie wrote in her piece, the controversy aimed at her dresses - one a floor-length embellished lace gown for the ceremony, another a figure-hugging gown that also reached the floor, and the other a shorter tulle swept dress for the reception - had “shed light on the ongoing societal expectations imposed on women.”</p> <p dir="ltr">She noted that “in an era where women are encouraged to exercise agency over their bodies, it is disheartening to witness the barrage of hate and derogatory comments I received for what some have described as my ‘daring’ dress.”</p> <p dir="ltr">And it was this that prompted her to dive into the wider issues regarding women’s autonomy, and the “restrictive narratives” that influenced their choices. </p> <p dir="ltr">According to Ellie, the hateful feedback she’d gotten for her outfits on her happy day served to “highlight a fundamental misunderstanding of women's agency over their bodies” in a society where women were expecting to meet “predetermined standards” that only limited their individual choices and desires. </p> <p dir="ltr">“Every individual, regardless of gender, should possess the autonomy to decide what they wear, how they present themselves, and what they share with the world,” she continued. “By denying women this autonomy, we perpetuate a harmful culture of control that infringes upon their fundamental rights.”</p> <p dir="ltr">Ellie noted that while “recognising and respecting” this autonomy would empower individuals, it would also have the added benefit of striding towards a society that was both “more inclusive and equitable”. </p> <p dir="ltr">As “when women are allowed to make decisions that shape their lives and bodies without judgement or interference, it leads to greater fulfilment and self-determination”, and embracing such agency assists in dismantling “harmful gender stereotypes” while supporting “individual choices and diversity”.</p> <p dir="ltr">“It is liberating to wear what I want,” she shared, “express myself freely, and reject the notion that my body is meant to be controlled or owned by anyone but myself.”</p> <p dir="ltr">She then revealed that the act of embracing her own agency was a reminder of her worth, and how it isn’t defined by - or limited to - how other people perceive her, their opinions, or their expectations. Instead, what’s important is her “ability to honour” her own truths and values. </p> <p dir="ltr">However, she did take the opportunity to point out that “it’s important to understand everyone’s life experiences are different so their choices will ultimately reflect that”, and that her own story had been shaped - at least in part - by her lifetime of experience in the modelling industry.</p> <p dir="ltr">“It's crucial to understand that these differences are perfectly acceptable and should be embraced as well,” Ellie wrote. </p> <p dir="ltr">“While the choices I make may be daring, I am not ashamed of them,” she declared, before stressing that people of all genders had to work together in the fight to “inspire and motivate more push back against negatives stereotypes” </p> <p dir="ltr">As a result, Ellie believes that women would “receive the support and resources” needed to “nurture their individual personalities”, and that challenging such “restrictive narratives” would allow room to celebrate choices at an individual level, and empower women all over. </p> <p dir="ltr"><em>Images: Instagram</em></p>

Legendary model Christie Brinkley talks body image ahead of her 70th birthday

<p>Christie Brinkley may be pushing 70 but she’s showing no signs of switching up her sensual public image.</p> <p>The 69-year-old Vogue model will still be donning bikinis for social media and says she feels as good as she did 40 years ago.</p> <p>“I feel strong,” Brinkley told <em>People</em>, “I pretty much feel, as I'm approaching 70, the same way that I felt when I was approaching 30. I feel good.”</p> <p>She spoke to the outlet while hosting Pet Life Unlimited’s Forever Young senior dog adoption event at the Animal Haven shelter in New York City.</p> <p>“I feel like the number doesn't match my spirit, so I may as well just keep spiriting on,” she added. She will turn 70 on February 2, 2024.</p> <p>“I think they all signal to us certain things,” she said.</p> <p>“I've been shocked by not feeling the way I thought I was supposed to be feeling at that age,” she explained.</p> <p>“I don't believe that focusing on age is going to make you feel any better about it.” And her advice for looking young was, “I think curiosity in the world around you and just wanting to do something with each day, that is what keeps you young and going.”</p> <p>The 69-year-old shared that her family keeps her grounded. She has two daughters, Alex Ray, 37, and Sailor, 24, and one son Jack, 27.</p> <p>“I just love any time I have any family and friends around, just being able to sit and laugh — I think laughter heals everything,” she continued.</p> <p>In 2022, Brinkley spoke about her figure. She was seen in a crop top and shorts while stretching on the beach and offered some solid advice.</p> <p>“When you eat too much, it’s not as easy to lose the weight, so here’s a tip that’s tried and true, that will make you feel like your best you,” she said.</p> <p>She also advised, “avoid the sugar and do exercise, it’s not about the size of your thighs.”</p> <p>“Vibrant good health will be your prize! Look at the rich color! I'm planting the seeds from this papaya!”she wrote.</p> <p>Another post showcased her breakfast which appeared to consist primarily of fresh fruit.</p> <p>“Today's breakfast! Chia seeds really fill you up fast, great source of fiber and quercetin an antioxidant that can reduce your risk of developing several health conditions including heart disease!”, she wrote.</p> <p>Another post saw blueberries and raspers over chia seeds mixed with a “milk replacement” and pecans on top.</p> <p>“Easy to make too just put 2 tablespoons of chia seeds for every half cup of your milk replacement of choice. I love it made with coconut milk or Oatmilk, Just pop it in the fridge and it will puff up. Gym slammed as “fatphobic” over detail in advertisement

<p dir="ltr">A small detail in a gym’s advertising calling for models to promote their new apparel range has sparked outrage online for being “fatphobic” and lacking size inclusivity.</p> <p dir="ltr">The gym chain shared a notice online looking for female models between a size extra small and a small.</p> <p dir="ltr">Hundreds of people called out the gym for the “sickening” size requirement, saying it is unfair to gym-goers bigger than a size eight.</p> <p dir="ltr">However, some pointed out models of larger sizes could already be included or casters are trying to find people who fit in sample sizes. </p> <p dir="ltr">The gym has explained the post was a “miscommunication” and that they were looking for models of a specific size based on the clothing their suppliers provided.</p> <p dir="ltr">“How's this for size inclusivity?” one of the gym members wrote online alongside a screenshot of the advertisement.</p> <p dir="ltr">“We are looking for male and female eCommerce models to shoot our new apparel - Melbourne based,” the message from the gym read. </p> <p dir="ltr">It said they were after medium-sized male models and female models who fit an XS or S.</p> <p dir="ltr">The woman’s post reached hundreds of people, many sharing their outrage over the ad.</p> <p dir="ltr">“Yuck they actually put this on the internet," one woman wrote.</p> <p dir="ltr">“I hate it here. How hard is it to just support inclusivity??” another added.</p> <p dir="ltr">“Because people still don't like us fat people, especially gyms,” a third replied. </p> <p dir="ltr">Many came to the gym’s defence and didn’t see any issue with the detail asking for smaller models.</p> <p dir="ltr">"I'm a chunky girl and honestly this isn't that serious or offensive. More important things to worry about!” one woman wrote. </p> <p dir="ltr">“It's really not that deep, they are probably modelling sample sizes,” a second added.</p> <p dir="ltr">“It's also a gym so they're gonna wanna be promoting 'fitter' people more than likely,” a third responded. </p> <p dir="ltr">Sample sizes refer to clothing sent out by brands and designers for press, modelling and PR purposes. </p> <p dir="ltr">They are typically made in small sizes supposedly to save money on fabric but have been slammed for not representing average body types.</p> <p dir="ltr">Those angered by the ad were not convinced by the defenders’ reasons, with one saying, “The fact there are so many 'what ifs!' <p>Robert Irwin has sent the internet into a frenzy after appearing in a new modelling campaign. </p> <p>The wildlife warrior features in a new advertisement for Aussie clothing brand Hard Yakka, which he shared to his Instagram page on Sunday and has racked up over 200,000 likes. </p> <p>A brooding Irwin is featured taking part in a series of activities including surfing and biking, while discussing how his family helped him develop his relationship with the great outdoors. </p> <p>“I’ve always been about the ocean from a really, really young age,” Irwin said in the video.</p> <p>“It has always been my dad who had that strong connection to the sea. The Galactica AI model was trained on scientific knowledge – but it spat out alarmingly plausible nonsense

<p>Earlier this month, Meta announced new AI software called <a href="https://galactica.org/">Galactica</a>: “a large language model that can store, combine and reason about scientific knowledge”.</p> <p><a href="https://paperswithcode.com/paper/galactica-a-large-language-model-for-science-1">Launched</a> with a public online demo, Galactica lasted only three days before going the way of other AI snafus like Microsoft’s <a href="https://www.theverge.com/2016/3/24/11297050/tay-microsoft-chatbot-racist">infamous racist chatbot</a>.</p> <p>The online demo was disabled (though the <a href="https://github.com/paperswithcode/galai">code for the model is still available</a> for anyone to use), and Meta’s outspoken chief AI scientist <a href="https://twitter.com/ylecun/status/1595353002222682112">complained</a> about the negative public response.</p> <blockquote class="twitter-tweet"> <p dir="ltr" lang="en">Galactica demo is off line for now.<br />It's no longer possible to have some fun by casually misusing it.<br />Happy? <a href="https://t.co/K56r2LpvFD">https://t.co/K56r2LpvFD</a></p> <p>— Yann LeCun (@ylecun) <a href="https://twitter.com/ylecun/status/1593293058174500865?ref_src=twsrc%5Etfw">November 17, 2022</a></p></blockquote> <p>So what was Galactica all about, and what went wrong?</p> <p><strong>What’s special about Galactica?</strong></p> <p>Galactica is a language model, a type of AI trained to respond to natural language by repeatedly playing a <a href="https://www.nytimes.com/2022/04/15/magazine/ai-language.html">fill-the-blank word-guessing game</a>.</p> <p>Most modern language models learn from text scraped from the internet. Galactica also used text from scientific papers uploaded to the (Meta-affiliated) website <a href="https://paperswithcode.com/">PapersWithCode</a>. The designers highlighted specialised scientific information like citations, maths, code, chemical structures, and the working-out steps for solving scientific problems.</p> <p>The <a href="https://galactica.org/static/paper.pdf">preprint paper</a> associated with the project (which is yet to undergo peer review) makes some impressive claims. Galactica apparently outperforms other models at problems like reciting famous equations (“<em>Q: What is Albert Einstein’s famous mass-energy equivalence formula? A: E=mc²</em>”), or predicting the products of chemical reactions (“<em>Q: When sulfuric acid reacts with sodium chloride, what does it produce? A: NaHSO₄ + HCl</em>”).</p> <p>However, once Galactica was opened up for public experimentation, a deluge of criticism followed. Not only did Galactica reproduce many of the problems of bias and toxicity we have seen in other language models, it also specialised in producing authoritative-sounding scientific nonsense.</p> <p><strong>Authoritative, but subtly wrong bullshit generator</strong></p> <p>Galactica’s press release promoted its ability to explain technical scientific papers using general language. However, users quickly noticed that, while the explanations it generates sound authoritative, they are often subtly incorrect, biased, or just plain wrong.</p> <blockquote class="twitter-tweet"> <p dir="ltr" lang="en">I entered "Estimating realistic 3D human avatars in clothing from a single image or video". We found it would use all the right buzzwords, but get the actual details wrong – for example, mixing up the details of related but different algorithms.</p> <p>In practice, Galactica was enabling the generation of misinformation – and this is dangerous precisely because it deploys the tone and structure of authoritative scientific information. If a user already needs to be a subject matter expert in order to check the accuracy of Galactica’s “summaries”, then it has no use as an explanatory tool.</p> <p>At best, it could provide a fancy autocomplete for people who are already fully competent in the area they’re writing about. At worst, it risks further eroding public trust in scientific research.</p> <p><strong>A galaxy of deep (science) fakes</strong></p> <p>Galactica could make it easier for bad actors to mass-produce fake, fraudulent or plagiarised scientific papers. This is to say nothing of exacerbating <a href="https://www.theguardian.com/commentisfree/2022/nov/28/ai-students-essays-cheat-teachers-plagiarism-tech">existing concerns</a> about students using AI systems for plagiarism.</p> <p>Fake scientific papers are <a href="https://www.nature.com/articles/d41586-021-00733-5">nothing new</a>. However, peer reviewers at academic journals and conferences are already time-poor, and this could make it harder than ever to weed out fake science.</p> <p><strong>Underlying bias and toxicity</strong></p> <p>Other critics reported that Galactica, like other language models trained on data from the internet, has a tendency to spit out <a href="https://twitter.com/mrgreene1977/status/1593649978789941249">toxic hate speech</a> while unreflectively censoring politically inflected queries. This reflects the biases lurking in the model’s training data, and Meta’s apparent failure to apply appropriate checks around the responsible AI research.</p> <p>The risks associated with large language models are well understood. Indeed, an <a href="https://dl.acm.org/doi/10.1145/3442188.3445922">influential paper</a> highlighting these risks prompted Google to <a href="https://www.wired.com/story/google-timnit-gebru-ai-what-really-happened/">fire one of the paper’s authors</a> in 2020, and eventually disband its AI ethics team altogether.</p> <p>Machine-learning systems infamously exacerbate existing societal biases, and Galactica is no exception. For instance, Galactica can recommend possible citations for scientific concepts by mimicking existing citation patterns (“<em>Q: Is there any research on the effect of climate change on the great barrier reef? A: Try the paper ‘<a href="https://doi.org/10.1038/s41586-018-0041-2">Global warming transforms coral reef assemblages</a>’ by Hughes, et al. in Nature 556 (2018)</em>”).</p> <p>For better or worse, citations are the currency of science – and by reproducing existing citation trends in its recommendations, Galactica risks reinforcing existing patterns of inequality and disadvantage. (Galactica’s developers acknowledge this risk in their paper.)</p> <p>Citation bias is already a well-known issue in academic fields ranging from <a href="https://doi.org/10.1080/14680777.2018.1447395">feminist</a> <a href="https://doi.org/10.1093/joc/jqy003">scholarship</a> to <a href="https://doi.org/10.1038/s41567-022-01770-1">physics</a>. However, tools like Galactica could make the problem worse unless they are used with careful guardrails in place.</p> <p>A more subtle problem is that the scientific articles on which Galactica is trained are already biased towards certainty and positive results. Michael Klim's daughter launches modelling career

Leo DiCaprio scolded by fans after "predictable" split with model girlfriend

<p>Leonard DiCaprio fans everywhere are having the last laugh as the famed actor has ended his four-year relationship with model girlfriend Camilla Morrone.</p> <p>Having a track record of exclusively dating women under 25, the 47-year-old ended his relationship quietly, earlier this summer, according to a source close to the couple.</p> <p>DiCaprio and Morrone began dating in 2017 when she was 20 years old, making their awards show debut at the 2020 Oscars.</p> <p>Morrone at the time defended their 23-year age difference, telling the Los Angeles Times in 2019, “There’s so many relationships in Hollywood — and in the history of the world — where people have large age gaps. "This is the devil's work!": Nun pulls apart female models sharing a kiss

<p dir="ltr">A shocked nun caused quite a stir in the streets of Italy when she pulled away two female models who were kissing for a photoshoot.</p> <p dir="ltr">The nun was dressed in a white habit and rushed to stop Serena de Ferrari and Briton Kyshan Wilson who had locked lips in a Naples backstreet as they posed for a photo for Not Yet magazine.</p> <p dir="ltr">“What are you doing? This is the devil's work,” the nun shouted at them as they giggled.</p> <p dir="ltr">She looked around at the cameramen and crossed herself before saying: “Jesus, Joseph and Mary”.</p> <p dir="ltr">Make up artist Roberta Mastalia, who was on the shoot, said they had to ask the nun to leave thinking she was just joking.</p> <p dir="ltr">“We were on location in the Spanish Quarter in Naples, in a little sidestreet with the two models when all of a sudden the nun walked past,” he said, <a href="https://www.dailymail.co.uk/news/article-11027633/Italian-nun-splits-two-female-models-kissing-photoshoot-calling-devils-work.html" target="_blank" rel="noopener">The Daily Mail</a> reported.</p> <p dir="ltr">“She asked us if we had been to Mass that day and when we said 'No' she started blaming young people for Coronavirus and then she saw the two models posing up ready to kiss and that's when she ran forward to split them up.</p> <p dir="ltr">“Our first reaction was we were all stunned. Swapping stamp duty for land tax would push down house prices but push up apartment prices, new modelling finds

<p>In the state budget, NSW have announced a switch from stamp duty to <a href="https://www.smh.com.au/politics/nsw/nsw-to-phase-out-stamp-duty-introduce-property-tax-20220612-p5at3p.html">land tax</a>.</p> <p>It will become the second Australian jurisdiction to do so, with the ACT halfway through a <a href="https://www.treasury.act.gov.au/__data/assets/pdf_file/0009/1618407/cops-final-report.pdf">20-year</a> switchover.</p> <p>Homebuyers who accept the offer will be taxed annually on the value of their land, instead of hit with an upfront fee (that averaged $50,000 for Sydney in 2018) when they buy.</p> <p>Once they have accepted, their property will be out of the stamp duty system and subject only to land tax for future owners.</p> <p>It’s become conventional wisdom to say that such a revenue-neutral switch would <a href="https://www.treasury.nsw.gov.au/sites/default/files/2020-10/FFR%20Final%20Report%20-%20200828%20%281%29.pdf">boost productivity</a>.</p> <p>Why? Moving house sets in motion a chain of transactions: residents engage lawyers to transfer titles, real estate agents to manage the property sale, removalists to transport possessions, and so on.</p> <p>Stamp duties compound these costs, by adding a significant, additional layer of taxation, which in some states makes up 80% of the total cost of moving house.</p> <p>Land tax, in contrast, is one of the least-damaging taxes. It encourages land owners to put land to its <a href="https://treasury.gov.au/publication/understanding-the-economy-wide-efficiency-and-incidence-of-major-australian-taxes">highest-value use</a>.</p> <p>In a landmark <a href="https://www.copsmodels.com/ftp/workpapr/g-330.pdf">modelling exercise</a> completed this month, my team at the Victoria University Centre of Policy Studies finds that the productivity gains are large by the standards of tax swaps.</p> <p>After 20 years, replacing stamp duty with a land tax would boost national income by A$0.30 for each dollar of revenue swapped, or up to $720 per household if implemented Australia-wide, about 0.34% of annual gross domestic product.</p> <p>Of greater interest for homeowners and buyers is what it would do to prices.</p> <h2>Houses versus apartments</h2> <p>Broadly, we find that the switch would put downward pressure on prices, but not for every type of home.</p> <p>Across the market as a whole, we expect downward pressure on the price paid by buyers of about 4.7%, and downward pressure on the price received by sellers of about 0.1%.</p> <p>But for houses, we expect much stronger downward pressure than the average suggests.</p> <p>We expect the price paid by house buyers to fall by about 7.6%, and the price received by sellers to fall 3%.</p> <p>Interestingly, for apartments we expect movements in the other direction, pushing up the price paid by buyers by 2%, and pushing up the price received by sellers by 6.4%.</p> <h2>What’s so different about apartments?</h2> <p>Why would the switch put downward pressure on the price of houses but upward pressure on the price of apartments?</p> <p>It is because of how two offsetting effects play out.</p> <p>One is that higher land taxes depress land prices. Buyers who know they will be lumbered with future bills find their purchases less valuable. This effect is much bigger on house prices than apartment prices, because houses occupy more land on average.</p> <p>The other effect is that removing stamp duty not only removes an impost on the current buyer, but also removes an impost that will have to be paid when the current buyer sells, and when the subsequent buyer sells, and so on, making resale more valuable to the current buyer than it would have been.</p> <p>For properties that aren’t turned over often this effect isn’t very important, but for properties that are turned over frequently, it becomes significant.</p> <p>Apartments are turned over twice as frequently as houses, meaning that for apartments the upward effect on prices from removing stamp duty overwhelms the downward effect from imposing land tax.</p> <h2>Much depends on exactly what’s proposed</h2> <p>It would be possible to lessen this upward pressure on apartment prices by imposing higher land taxes on higher density housing, an idea canvassed by the <a href="https://treasury.gov.au/review/the-australias-future-tax-system-review/publications">Henry Tax Review</a> in 2010. Planning and zoning rules could also play a role.</p> <p>Other policy design decisions could have other effects on prices. Our modelling is based on an immediate swap of stamp duty for land tax.</p> <p>This is not the same as the NSW government’s opt-in proposal, which could have different price consequences to the policy we modelled.</p> <p>The NSW government is also reported to be considering excluding the most <a href="https://www.smh.com.au/politics/federal/stamp-duty-move-puts-pressure-on-other-states-20220613-p5ataj.html">expensive 20%</a> of properties from the switchover, so it can continue to collect stamp duties on high-value transfers.</p> <p>In future work we plan to extend our modelling beyond a simple swap of stamp duty and land tax.</p> <p><em>Image credits: Getty Images</em></p> <p><em>This article originally appeared on <a href="https://theconversation.com/swapping-stamp-duty-for-land-tax-would-push-down-house-prices-but-push-up-apartment-prices-new-modelling-finds-184381" target="_blank" rel="noopener">The Conversation</a>. </em></p>

Model dies after battle with mental illness
